OWNER declares and says, under penalty of penury, as follows
1 OWNER is the true owner of record of that certain real property described herein and referred to
as SUBJECT PROPERTY
2 OWNER has applied for and requested of the City of Fullerton, a Municipal corporation, the right
to use SUBJECT PROPERTY within said City in an R-1 Zone, for asingle-family residence with a
detached (existing) garage with the addition of a (new) 670 square foot habitable addition to
create 3 craft rooms and 1 bathroom
3 The City approved said addition to an existing detached garage by Building Permit BLD05-02652
subject to certain basic conditions as follows
a) : li standards of the Fullerton Zoning Code pertaining to the R-1 Zone (including, but
not limited to usable open space, coverage, setbacks and height) are met for the new
addition,
b) The garage and new craft rooms and bathroom is for the use of the occupants of the
main dwelling only The garage and attached addition is not a second unit, but is an
accessory use to the single-family dwelling on the property
c) There shall not be any facilities in the garage or the garage's attached addition for the
preparation of food The single-family residence at 1001 Dolores Dr , Fullerton shall
have only one kitchen, and this kitchen shall be the only food preparation area
permitted on the property
4 OWNER therefore covenants, agrees, and declares that SUBJECT PROPERTY shall not be used
contrary to the above conditions, and he/she shall not permit, allow, or condone others to so use
said PROPERTY including his tenants, heirs, assigns, or successors in interests Specifically, the
owner shall notify in writing all such persons of these restrictions
