NOTICE IS HEREBY GIVEN that the Architectural Review and
Planning Board of the Town of Gulf Stream will hold a Public
Hearing on THURSDAY, SEPTEMBER 18, 2014 AT 8:30 A.M., and the Town
Commission will hold a Public Hearing on FRIDAY, OCTOBER 10, 2014
AT 9:00 A.M. both in the Commission Chambers of the Town Hall, 100
Sea Road, Gulf Stream, Florida, at which the following will be
considered:
An application submitted by Richard Jones as agent for 3140
Polo LLC, owner of property located at 3140 Polo Drive, Gulf
Stream, Florida 33483, legally described as Lt 7 Gulfstream
Cove for the following:
1. DEMOLITION PERMIT to remove existing structures.
2. LAND CLEARING PERMIT to clear property for new
construction.
3. SPECIAL EXCEPTION #1 to permit the reduction of the rear
waterfront setback to 37'2" (Section 70- 75(j)(1).
4. SPECIAL EXCEPTION #2 to permit 99 sq. ft. of covered,
unenclosed area that exceeds the maximum floor area ratio
(Section 70- 72(b)(2).
5. LEVEL 3 ARCHITECTURAL SITE PLAN REVIEW to permit
construction of a 2 story single family Gulf Stream
Bermuda style dwelling with attached 2 car garage,
consisting of 4,540 square feet, and a swimming pool.
The Architectural Review and Planning Board shall make a
recommendation to the Town Commission, and the Town Commission
shall make a final decision regarding the subject application at
the meetings noticed above. These meetings may be adjourned from
time to time and place to place as may be necessary to hear all
parties and evidence.
The complete application materials are on file in the Office
of the Town Clerk located at 100 Sea Road, Gulf Stream, Florida
33483, and may be reviewed during regular business hours, which
generally include non - holiday weekdays from 9:00 A.M. to 4:00 P.M.
ALL PARTIES INTERESTED IN THESE MATTERS may appear before the
Architectural Review and Planning Board and the Town Commission of
the Town of Gulf Stream at the times and place aforesaid and be
heard.
SHOULD ANY INTERESTED PARTY SEEK TO APPEAL ANY DECISION MADE BY
THE ARCHITECTURAL REVIEW AND PLANNING BOARD OR THE TOWN COMMISSION
WITH RESPECT TO ANY MATTER CONSIDERED AT THESE PUBLIC HEARINGS,

This is to confirm that at the Public Hearing held by the Town
Commission on October 10, 2014, your application for a Level
3 Architectural /Site Plan Review to permit the demolition of
the existing structures, a Land Clearing Permit, a Special
Exception to permit the reduction of the rear waterfront setback
to 371211, a Special Exception to permit 99 sq. ft. of covered
unenclosed area that exceeds the maximum floor area ratio and the
Level 3;Architectural Site Plan Review to permit the construction

The application was approved subject to a deed restriction being
recorded prior to Certificate of Occupancy being issued to limit
the future enclosure of 99 square feet of covered unenclosed area.
These approvals shall expire on October 10, 2015 if a Building
Permit Application, including the aforementioned improvements,
has not been applied for.

- REVIEW COMMENTS REGARDING PROPOSED IMPROVEMENTS
At the request of the Town, I have reviewed the submitted plans for the proposed new
home at 3140 Polo Drive and have the following comments and recommendation:
• The proposed home is designed in the Gulf Stream - Bermuda architectural style.
At the request of the Town, the project architect, Richard Jones, provided
additional information on August 7, 2014 on how the building meets the Town's
standards for this architectural style. Upon review of this additional information,
I can confirm compliance with the applicable architectural standards.
• The site has an effective lot of 13,459 square feet. The Town's Floor Area Ratio
(FAR) standards allow for a 4,441 square foot structure on the lot. The applicant
is proposing a home of that size.
• The applicant is also proposing a loggia along the rear elevation. Consistent with
Section 7- 72(b)(2)e of the Town's Design Manual, the applicant will be required
to provide the Town with a commitment that the loggia area will not be enclosed
in the future.
• The proposed home meets all of the required setbacks and massing standards
for the Gulf Stream Core zoning district. Based on this, I can recommend
approval of this application.
