TITLE: AN ORDINANCE REZONING A PORTION OF THE WALLACE SUBDIVISION
FROM C -3 to I -1.
SUBJECT: Rezoning from C -3 to I -1 (light Industrial)
LOCATION: Wallace Subdivision, Section 16, Township 14 North, Range
4 West
LEGAL DESCRIPTION: Commencing at the Southwest corner of the
Northwest Quarter of the Southwest quarter of Section 16,
Township 14 North, Range 4 West; thence South 89 degrees 43
minutes 41 seconds East 362.95 feet with the South line of
said Northwest quarter quarter to the true point of beginning
of the real estate herein described; thence North 00 degrees,
05 minutes 42 seconds West 213.83 feet; thence South 89
degrees 43 minutes 41 seconds East 79.0 feet to the West right
of way of Madison Street; thence South 00 degrees 05 minutes
42 seconds East 213.83 feet with said West right of way;
thence North 89 degrees 43 minutes 41 seconds West 79.0 feet
with the South line of said Northwest quarter quarter to the
point of beginning, containing 0.39 acres, more or less.
WHEREAS, the Greencastle City Council received a favorable
recommendation to rezone the property known as Wallace Subdivision
from C -3 to I -1 at its public hearing concerning the above matter
on the 24th day of June, 1996, after proper notice was given by
publication in the Banner - Graphic, Greencastle, Indiana; and
WHEREAS, the Greencastle Plan Commission paid reasonable
regard to the following factors as enumerated in I.C. 36 -7 -4 -603 in
consideration of a recommendation to the City Council:
1. the comprehensive plan;
2. current conditions and character of the current
structures and uses in each district;
3. the most desirable use for which the land in each
district is adapted;
4. the conservation of property values throughout the
jurisdiction;
5. responsible growth and development.
THEREFORE, BE IT ORDAINED that the subject area be rezoned
from C -3 to I -1.
This ordinance shall be in full force and effect from and
after its passage, promulgation, approval by the Mayor and
publication in accordance with the law.
