AN ' ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI, CHANGING,
AMENDING, AND MODIFYING THE ZONING MAP OF THE ZONING CODE OF THE
CITY OF JEFFERSON, BY REZONING 2.62 ACRES FROM RU RUAL TO RS-1
SINGLE FAMILY RESIDENTIAL, FOR LAND ADDRESSED AS 3136 ALGOA ROAD,
DESCRIBED AS PART OF PRIVATE SURVEY NO. 2680, TOWNSHIP 44 NORTH,
RANGE 11 WEST, JEFFERSON CITY, COLE COUNTY, MISSOURI.
WHEREAS, It appears that the procedures set forth in the Zoning Code relating to
zoning have in all matters been complied with.
NOW, THEREFORE, BE IT ENACTED BY THE COUNCIL OF THE CITY OF
JEFFERSON, MISSOURI, AS FOLLOWS:
Section 1. The following described real estate is rezoned from RU Rural to RS-1:
Single Family Residential: Part of U.S. Private survey No. 2680 all in Township 44 North,
Range 11 West, in the City of Jefferson, Cole County, Missouri, more particularly
described as follows: BEGINNING at the northeasterly corner of Tract 3-B as described
in Survey Record Book B, page 009, Cole County Recorder's Office, also being a point
on the southerly boundary of Tract 2 as described in Survey Record Book A, page 999,
Cole County Recorder's Office; thence N76°36'34"W along the northerly line of said Tract
B as described in Survey record Book B, page 009 and the westerly extension thereof,
295.35 feet to the centerline of Algoa Road; thence along the centerline of said Algoa
Road N22°05'00"E, 4.59 feet; thence northerly on a curve to the left, having a radius of
706.96 feet, an arc distance of 159.99 feet (Ch: N15°36'00"E, 159.65 feet); thence
N9°07'00"E, 197.94 feet to the westerly extension of the northerly line of said Tract 2, of
the survey recorded in Book A, page 999, Cole County Recorder's Office; thence leaving
the centerline of said Algoa Road S87°19'16"E along the westerly extension thereof of

514°37'42'W, 203.33 feet to the POINT OF BEGINNING of this description. Containing
2.62 Acres.
Section 2. This ordinance shall be in full force and effect from and after its

Case No. P14013 -3136 Algoa Road, Rezoning from RU to RS-1. Application filed by Donald
and Dorothy Strope, property owners, for a rezoning of 2.62 acres from RU Rural to RS -1 Single
Family Residential for the purpose of platting two residential lots. The property is located on the
east side of Algoa Road 400 feet north of Travis Court and is described as part of Private survey
No. 2680 in Township 44 North, Range 11 West, Jefferson City, Missouri (Central Missouri
Professional Services, Consultant).

Case No. P14014 -3136 Algoa Road, Final Subdivision Plat of Strope Farm Ridge
Subdivision. Application filed by Donald and Dorothy Strope, property owners, for a Final
Subdivision Plat of 30.27 acres consisting of two lots and one reserve tract. The property is
located on the east side of Algoa Road 400 feet north of Travis Court and is described as part of
Private survey No. 2680 in Township 44 North , Range 11 West, Jefferson City, Missouri (Central
Missouri Professional Services, Consultant).
Mr. Barron described the proposals and explained that the applicant owns approximately 80
acres of agricultural land between Algoa Road and the Moreau River. He stated that the applicant is
requesting to rezone 2.62 acres along the Algoa Road frontage for the purpose of platting two
residential lots. Mr. Barron explained that the rezoning request would continue the trend of
residential development along Algoa Road and would be in conformance with the Comprehensive
Plan . Mr. Barron also explained that the final plat proposes to create two sing le family residential
lots consisting of 2.62 acres with frontage along Algoa Road . He stated that the agricultural land to
the rear of the two proposed lots would remain agricultural and would be accessed through the
neighboring agricultural tract under the same ownership.
Mr. Mike Bates; Central Missouri Professional Services, 2500 E. McCarty Street, spoke regarding
this request. Mr. Bates distributed the following : (1) a visual depicting the existing zoning; and (2) a
visual of the subdivision plat depicting the areas to be rezoned . Mr. Bates explained that there is a
mixed use of multi-family residential and single family resident ial along Algoa Road .

Mr. Lester moved and Mr. Nunn seconded to recommend approval to rezone the property from
RU to RS-1 to the City Council. The motion passed 7-0 with the following votes:

Mr. Nunn moved and Mr. George seconded to recommend approval of the Final Subdivision Plat
of Strope Farm Ridge Subdivision subject to the finalization of the plat prior to introduction to the
City Council, to the City Council. The motion passed 7-0 w ith the following votes:
