APPLICATION:  Submit a completed application.  Submit two copies of the plat of survey indicating the location of the deck and how far off the side yard and rear yard property lines the deck will be.  Complete the Deck Material Worksheet.  Submit two copies of a deck plan and deck section drawing indicating dimensions and square footage along with the location of post holes, framing, beams, stairs, railings, type of material being used. Use the “Deck Code Requirements” as a guide.  Homeowners Association approval letter regarding covenant restrictions (If applicable).  Contact JULIE, INC. @ 811 – Two working days prior to digging to locate utilities. CODE REQUIREMENTS:  No temporary deck or permanent deck cannot be located within any easement.  Attached decks shall comply with the required front and side yard setback requirements and shall maintain a rear yard setback of no less than fifteen (15’) feet.  Maximum spacing for all framing is 16” on center. INSPECTIONS:  Post Holes (pre-pour)  Rough Framing  Final Inspection PERMIT FEE: The deck permit fee is $75.00 unless your deck exceeds 300 ft2, then it is calculated at $0.25/ft2. The fee is due at time of issuance. NOTE: If permit is not picked up within 30 days of approval it will be VOIDED and you will have to reapply. 14400 S. Coil Plus Drive, Plainfield, IL 60544 Phone (815) 439-2937 Fax (815) 609-6114 www.plainfield-il.org/departments/building.php Page | 2 3/14/16 DECK CODE REQUIREMENTS Please indicate the following on the plans in order to process your deck application expeditiously:  Live Load: Based on 40 lbs. per square foot live load and 10.  Lumber and Hardware: Indicate the type of lumber being used in all areas, i.e. (Cedar, Treated, Composite or other). All hardware and fasteners need to be corrosion resistant.  Post Holes: 10” diameter and 42” depth is the minimum size. The post hole must be filled solid with concrete to the earth below grade and formed concrete 2” above finished grade.  Ledger Flashing: Indicate the type and size of the flashing. Flashing must be installed under the Housewrap and be in place at the time of the rough inspection.  Ledger Board: Indicate size of ledger being used with ½” diameter thru-bolts spaced at 2’ on center minimum. The ledger board must be thru-bolted on all decks  Posts: Indicate size of posts (4x4) or (6x6), Maximum height of a 4x4 post is 5’-0” from grade to bottom of deck. The post must be secured to the concrete piers with an approved connector or poured in concrete. 2 carriage bolts ½” carriage bolts are required at every beam/post intersection.  Beams: Indicate size of beams being used and 2 carriage bolts ½” carriage bolts are required at every beam/post intersection. Indicate the beam span between posts must be indicated on the drawing. The beams should not overhang the posts more than 18”. See span chart below.  Floor Joists: Indicate the size of the floor joist and the length of the span on the drawing, whether it is 12” on center or 16” on center.  The floor joists should not be cantilevered more than two (2’) feet.  Diagonal Bracing: Indicate the size of the diagonal bracing; location and the type of fasten that are being used.  Decking: Indicate the size of the material (typically 5/4 x 6) and type of lumber being used i.e. (Cedar, Treated, Composite or other). 14400 S. A railing is required if the deck surface is 30” or more above finished grade with spindles that do not allow passage of an sphere 4” or more in diameter. The triangular openings formed by the riser, tread and bottom rail of a guard at the open side of a stairway are permitted to be of such a size that a sphere 6” cannot pass through.  Stair Handrail: Stairs with four risers or more require a handrail. Handrails height is measured vertically from the nosing of the tread with a minimum height of 34” and maximum height of 38”.  Stairs Risers: Indicate the stair rise height (maximum rise is 7-3/4” or less). The greatest riser height different within any flight of stairs shall not exceed the smallest by more than 3/8”; this includes the 1st riser from grade (grass, stone, woodchips pavers and etc.) Open risers are permitted, provided that the opening between treads does not permit the passage of a 4” diameter sphere.  Stair Tread: Indicate the stair tread depth (minimum tread is 10” with a nosing of a minimum of 3/4” but not more than 1-1/4”). The greatest tread depth different within any flight of stairs shall not exceed the smallest by more than 3/8”.  Stair Stringer: The minimum stair width is 3’, three stringers will be required. All stringers shall bear on concrete piers (10” X 42”postholes). Posts and post holes are required at mid span for support when the stringer length is 8’ or greater.
