ORDINANCE NO. 605
AN ORDINANCE OF THE CITY COUNCIL OF THE
CITY OF BEAUMONT PERTAINING TO TITLE 17 OF THE
BEAUMONT MUNICIPAL CODE AMENDING SECTION 17.08.480
AND SECTION 17.32.030
The City Council of the City of Beaumont, California DOES
ORDAIN as follows:
1. Section 17.08.480 is amended by adding the words "the
set back line may be established by a recorded subdivision,
approved by the City, or the applicable zone as contained in this
Code".
2. Section 17.32.030 is amended by adding Paragraph "E",
Condominium developments, in order to provide for variation in
required zoning standards and permit inovative design. All projects
submitted under this provision shall include detailed site plans
and be processed simultaneously with a subdivision map. Both shall
be reviewed for conformance with the following provisions:
E. Condominium Developments.
1. Meets the intent of R-3 Zone;
2. Meets the Zoning Ordinance provisions of the condi-
tional use permit;
3. Provides adequate vehicular and pedestrian circula-
tion;
4. Provides adequate separation between buildings for
light and air;
5. Provides adequate and appropriately located open
space and recreational areas which are accessible
to all living units;
6. Adequate maintenance provisions are required to
ensure continued maintenance of all common areas;
7. Proposed density and improvements are consistent
with the General Plan.
