HomeMy Public PortalAboutOrdinance 6232 3 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 29 30 31 32 ORDINANCE NO. 623 AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF BEAUMONT PER- TAINING TO TITLE 17 OF THE BEAUMONT MUNICIPAL CODE AMENDING SECTIONS 17.20.210-10, 17.20.310-10, 17.35.010-3, 17.35.025-1 AND 2. THE CITY COUNCIL OF THE CITY OF BEAUMONT, CALIFORNIA, DOES ORDAIN AS FOLLOWS: SECTION I. Section 17.20.210-10 is amended to read as follows: NET LOT AREA PER DWELLING UNIT. The minimum building site area shall be 2,720 square feet in area or a maximum of 16 dwelling units per acre, whichever is less providing that the lot is a minimum of 60 feet in width and the area occupied by all build- ings shall not exceed seventy (70) percent of the building area with slopes in excess of twelve (12) percent shall reduce their dwelling unit density by one third (1/3) or greater. SECTION II. Section 17.20.310-10 is amended to read as follows: NET LOT AREA PER DWELLING UNIT. The minimum building site area shall be 1,360 square feet in area or a maximum of 32 dwelling units per acre, whichever is less providing that the lot is a minimum of 60 feet in width and the area occupied by all build- ings shall not exceed seventy-five (75) percent of the area of such building site. Areas of building area with slopes in ex- cess of twelve percent (12%) shall reduce their dwelling unit density by one third (1/3) or greater. SECTION III. Section 17.35.010-3 is amended to read as follows: USE PERMITTED BY ZONE CATEGORY. The following are the density categories for residential development and the extent of multi- ple use permitted without requiring a Conditional Use Permit: Zone P -R -SF Maximum Dwelling Percent Units Per Acre Multiple Use 5 70% -100% -Residential -SF 0% -30% -General Commercial P -R -MF 16 650 -100% -Residential -MF 0% -35% -General Commercial 0% -10% -General Industrial P -R -HD 32 60% -100% -Residential 0% -40% -General Commercial 0% -10% -General Industrial SECTION IV. Section 17.35.025-1 and 2 is amended to read as follows: -1.) MINIMUM OPEN SPACE REQUIRED. ZONE MINIMUM OPEN SPACE REQUIRED (Net Area) P -R -SF 52% * P -R -MF 45% * P -R -HD 40% *For Subdivisions: Zone P -R -SF 500** minimum square feet per re- sidential lot. Zone P -R -MF 250** minimum square fcct per re- sidential lot. **This shall be developed into usable community open and recreation areas. The combined square footage of community area and residential lot area, not including streets rights-of-way, shall total not less than 6,000 square fret for P -R - SF zoning and 2,720 square feet for the P -R -MF zoning. The community arcas shall be designated on the subdivision map and shall be located en- tirely within the subdivision development. SECTION V. This Ordinance shall take effect thirty (30) days after its final passage and within fifteen (15) days after its passage, the City Clerk shall cause it to be published in the Record Gazette, a newspaper of general circulation, printed and published in the City of Beaumont, in the manner prescribed by law for publishing of Ordinances of said City. 198 5 .
