AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF BEAUMONT,
CALIFORNIA, AMENDING THE CITY OF BEAUMONT ZONING MAP
WITH RESPECT TO 417.2 ACRES OF LAND FROM PLANNED UNIT
DEVELOPMENT TO SPA (SPECIFIC PLAN AREA). LOCATION: ON
THE NORTH SIDE OF STATE ROUTE 60, WEST OF POTRERO
BOULEVARD AND SOUTH OF SAN TIMOTEO CANYON ROAD (93-RZ-5).
WHEREAS, the Heartland California Limited Partnership has
filed a Specific Plan of Land Use for a 417.2 acre property
located on the north side of State Route 60 and west of Potrero
Boulevard; and
WHEREAS, said Specific Plan of Land Use sets forth
appropriate land uses and site development standards; and
WHEREAS, the Beaumont Municipal Code permits implementation
of Specific Plan standards through the Specific Plan Area (SPA)
Zoning District designation; and
WHEREAS, the Beaumont Planning Commission conducted a public
hearing on October 4, 1994 and recommended that the City Council
adopt the proposed zone -change for the Heartland Specific Plan
project; and
WHEREAS, a duly noticed public hearing as required by law
was conducted by the Beaumont City Council on the 10th day of
October, 1994.
THE CITY COUNCIL OF THE CITY OF B6UMONT DOES ORDAIN AS
FOLLOWS:
SECTION 1: The Beaumont Zoning Map with respect to the
subject property legally described in Exhibit "A" attached
hereto, shall be amended to read:
SPA (SPECIFIC PLAN AREA)
The prevailing zoning standards shall become those standards
as contained in the approved Heartland Specific Plan.
SECTION 2: This Ordinance shall take effect thirty (30) days
after its final passage and within fifteen (15) days after its
passage the City Clerk shall cause a summary to be published in
the Record Gazette, a newspaper of general circulation, printed
and published in the City of Beaumont, in the manner prescribed
by law for publishing of Ordinances of said City.
