AN ORDINANCE OF THE CITY COUNCIL OF TIIE CITY OF BEAUMONT,
CALIFORNIA, PREZONING 4.26 ACRES FROM COUNTY R -f,-1
(RESIDENTIAL AGRICULTURE) TO CITY RESIDENTIAL SINGLE FAMILY
(RSF). APPLICANT : JASPER STONE DEVELOPMENT. . LOCATION :
N/Y'i CORNER OF COUGAR AND SUN YSLOPE AVE.
(ANNEXATION 87 -AUX -3-40)
WHEREAS, the owner of property at the northwest corner of
Cougar qday and S unnyslope Avenue has requested annexat._on to the
City of Beaumont; and
WHEREAS, the Local Agency Formation Commission ,LAFCO) of
the County of Riverside requires that a City prezone property
prior to the filing of an annexation application; and
WHEREAS, a duly noticed public hearing as reouired by law
was conducted by the Beaumont City Council on the 1lth day of
September, 1987 on said prezoning;
THE CITY COUNCIL OF TIIE CITY OF BEAUMONT DOES ORDAIN AS
FOLLOWS:

SECTIO.J 1: The Beaumont Zoning Map is hereby amended to read
as follows:
Property identified as Riverside County Assessor Parcel
Number 406-110-003 is prezoned from County R -A-1 (Resi-
dential Agriculture) to City RSF (Residential Single
Family) .
SECTION 2: This Ordinance shall take effect thirty (30) days
after its final passage and within fifteen (15) days after its
passage the City Clerk shall cause it to be published in the
Record -Gazette, a newspaper of general circulation, printed and
published in the City of Beaumont, in the manner prescribed by
law for publishing of Ordinances of said City.

Being a portion of the Northeast Quarter of Section 34, Township 2
South, Range 1 West, San Bernardino Base and Meridian, as shown by map
on file in Book 43, Page 27 of Maps, Records of the Recorder, County of
Riverside, California, being more specifically described as follows:
Commencing at the point of intersection of the centerlines of
Brookside Avenue and Cherry Avenue,.said point being the Northeast
corner of Section 34;
Thence South 0023'00" West, along the said oenterline of
Cherry Avenue, a distanoe of 2648.20 feet to the intersection of Cougar
Way ( 16th Street ), said point being the East Quarter corner;
Thence South 89041'30" West, along the said centerline of
Cougar Way, a distance of 664.06 feet to the intersection of Sunnysiope
Avenue, the True Point of Beginning;
Thence North 0028'15" East along the said centerline of
Sunnysiope Avenue, a distance of 330.00 feet;
Thence South 89041'30" West, parallel to the centerline of
