AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF BEAUMONT,
CALIFORNIA, REZONING CERTAIN PROPERTIES LOCATED WITHIN THE
AREA FROM THE WESTERN CITY LIMITS TO CHERRY AVENUE, AND FROM
6TH STREET TO 11TH STREET. APPLICANT: CITY OF BEAUMOKT. (88-RZ-1)
THE CITY COUNCIL OF THE CITY OF BEAUMONT'DOES ORDAIN AS
FOLLOWS:
SECTION 1: The Beaumont Zoning Map is heresy amended to
read as follows:
The Zoning Designation is Changed from Residential High
Density (RHD) (32 du/ac) to Single Family Residential,
(RSF) for the following areas:
For the area described as being within the boundaries
running from the westerly City Limits to the alley
between Euclid Ave. and Beaumont Ave. and 80 ft +/-
from the North side of 10th Place and the South side
of 10th St., to a east/west line approx. 240 ft +/-
north of 10th St, and from the alley between California
and Edgar Ave. to the alley between Euclid and Beaumont
Ave., and the southerly boundary being 8th St. from the
westerly City Limits to Elm St., and 7th St. to Cali-
fornia Ave., and thence southerly to a line running
easterly at a point approx. 150 ft. +/- north of 6th
St. to the alley between Euclid Ave. and Beaumont Ave.
For those lots located on the East side of Magnolia Ave.
from a point approx. 60 ft. +/- north of 8th St. to the
South side of llth St., and for that area contained
within an east/west line approx. 60 ft. +/- from the
North side of 8th St. running from the alley between
Magnolia and Orange Ave. to Michigan Ave., and north to
9th St., and the area located between Michigan and
Massachusetts Ave., from the aforementioned east/west
line 60 ft. +/- from the North side of 8th St. to a
parallel line approx. 240 ft. +/- north of 8th St.
between Michigan and Massachusetts Ave.
For those lots located on the E/side of Pennsylvania Ave.
from 10th St. to the easterly extension of 9th St.
(APN 415-293-001 through 006).
For the N/W and N/E corners of Magnolia Ave. and llth St.
(APN 415-171-016 and 415-172-019, 020).
For those lots located on the W/side of Magnolia Ave.
from a point approx. 60 ft. +/- north of 8tF St. to the
South side of llth St.
The Zoning Designation is changed from Residential High
Density (RHD) (32 du/ac) to Residential Multiple Family
(RMF) (16 du/ac) for the following areas:
For those lots located on the W/side of Magnolia Ave
from a point approx. 250 ft. +/- north of 6th St. to
a point approx. 60 ft. +/- north of 8th St.
For the area contained within a line running approx. 60
ft. +/- north of 8th St., from the East side of Magnolia
Ave. to the West side of Pennsylvania Ave., and a line
running approx. 250 ft. +/- north of 6th St. between the
East side of Magnolia Ave. to the West side of Pennsyl-
vania Ave.
The Zoning Designation is changed from Residential Single
Family (RSF) to Residential High Density (REED) (32 du/ac)
for that area located between the East side of Pennsyl-
vania Ave. to the West side of Cherry Ave., and from a

line approx. 150 ft +/- north and parallel from the
north side of 8th St. to the easterly extension of
9th St.
The Zoning Designation is changed from Commercial -
General (CG) to Light Commercial -Manufacturing (M -C)
for that area located between the north side of 6th
St. to the south side of 7th St., and from the East
side of Viele St. to the West side of Egan A,re.
SECTION 2: This Ordinance shall take effect thirty (30)
days after its final passage as provided by law.
