AN UNCODIFIED ORDINANCE OF THE CITY COUNCIL OF
THE CITY OF BEAUMONT,CALIFORNIA, ADOPTING A ZONE CHANGE
TO CHANGE THE ZONING FOR 2.08 ACRES OF VACANT LAND
FROM R-HD(HIGH DENSITY RESIDENTIAL) TO
C -G (GENERAL COMMERCIAL) (99-RZ-2)
LOCATION: SOUTHWEST CORNER OF EIGHTH STREET
AND HIGHLAND SPRINGS AVENUE (APN#415-150-034)
WHEREAS, the City of Beaumont has received an application from Mr. Ky N. Nguyen to
change the zoning for a 2.08 acre property, which is described in Exhibit "A" which is attached
hereto; and
WHEREAS, the zoning designation for the subject site at the present time is R -HD (High
Density Residential; and
WHEREAS, the proposed rezoning action would establish a zoning designation of C -G,
Community Commercial; and
WHEREAS, the proposed change is consistent and compatible with existing zoning
designations adjoining and in the vicinity of the subject site, and the commercial use of the site would
be consistent with land uses existing in the vicinity; and
WHEREAS, the Beaumont Planning Commission conducted a duly noticed public hearing
on July 6, 1999 and recommended that the City Council adopt the proposed zone change; and
WHEREAS, the Beaumont City Council conducted a duly noticed public hearing as required
by law on the 24th day of August, 1999 on said zone change; and
WHEREAS, the Beaumont City Council adopted Negative Declaration No. 99 -ND -5, at its
hearing on the 24th day of August, 1999, in compliance with the California Environmental Quality
Act, finding that the proposed project will not have an adverse impact upon the environment.
THE CITY COUNCIL OF THE CITY OF BEAUMONT DOES HEREBY ORDAIN AS
FOLLOWS:
SECTION 1: The Official Zoning Map of the City of Beaumont is hereby amended to
designate the subject property described in attached Exhibit "A" for the following zoning designation
as indicated on Exhibit "A":
C -G (Community Commercial)
ORDINANCE NO. 792
SECTION 2: This Ordinance shall take effect thirty (30) days after its final passage and
within fifteen (15) days after its passage the City Clerk shall cause a summary to be published in a
newspaper of general circulation, printed and published in the City of Beaumont, in a manner
prescribed by law for publishing of ordinances of said City.
MOVED, PASSED AND ADOPTED THIS 24TH DAY OF AUGUST, 1999.
