AN UNCODIFIED ORDINANCE OF THE CITY COUNCIL OF
THE CITY OF BEAUMONT,CALIFORNIA, ADOPTING A ZONE CHANGE
TO CHANGE THE ZONING FOR A 5.65 ACRE PARCEL
FROM R -SF (SINGLE FAMILY RESIDENTIAL) TO
M -L (LIGHT MANUFACTURING) (03-RZ-01)
LOCATION: NORTHWEST OF FOURTH STREET AND VEILE AVENUE
(LOWE'S DISTRIBUTION CENTER)
WHEREAS, the City of Beaumont has received an application from the Lowe's Home
Centers, Inc. to change the zoning for a 5.65 acre lot to facilitate development of the Lowe' s Flatbed
Distribution Center, which is described in Exhibit "A" which is attached hereto; and
WHEREAS, the zoning designation for the subject site at the present time is R -SF (Single
Family Residential; and
WHEREAS, the proposed rezoning action would establish a zoning designation of M -L,
Light Manufacturing; and
WHEREAS, the proposed change is consistent and compatible with existing zoning
designations adjoining and in the vicinity of the subject site, to the south and east, and the industrial
use of the site would be consistent with those adjoining land uses to the south and east; and
WHEREAS, the Beaumont Planning Commission conducted a duly noticed public hearing
and recommended that the City Council adopt the proposed zone change; and
WHEREAS, the Beaumont City Council conducted a duly noticed public hearing as required
by law on said zone change; and
WHEREAS, the Beaumont City Council adopted Negative Declaration No. 03 -ND -1 in
compliance with the California Environmental Quality Act, finding that the proposed project will not
have an adverse impact upon the environment.
THE CITY COUNCIL OF THE CITY OF BEAUMONT DOES HEREBY ORDAIN AS
FOLLOWS:
SECTION 1: The Official Zoning Map of the City of Beaumont is hereby amended to
designate the subject property described in attached Exhibit "A" for the following zoning designation
as indicated on Exhibit "A":
M -L (Light Manufacturing)
ORDINANCE NO.
SECTION 2: This Ordinance shall take effect thirty (30) days after its final passage and
within fifteen (15) days after its passage the City Clerk shall cause a summary to be published in a
newspaper of general circulation, printed and published in the City of Beaumont, in a manner
prescribed by law for publishing of ordinances of said City.
