AN UNCODIFIED ORDINANCE OF THE CITY COUNCIL OF
THE CITY OF BEAUMONT,CALIFORNIA, ADOPTING A ZONE C 1 NGE
TO CHANGE THE ZONING FOR A 21.44 ACRE PARCEL
FROM M -L (LIGHT MANUFACTURING) TO
SP -A (SPECIFIC PLAN AREA) (04-RZ-02)
LOCATION: NORTH OF SECOND STREET, WEST OF HIGHLAND SP' II GS AVE.

WHEREAS, the City of Beaumont has received an application from The H

WHEREAS, the proposed rezoning action would establish a zoning designa ion of SP -A,
Specific Plan Area, and would facilitate the development of the site consistent with the .tandards and
guidelines contained in Specific Plan No. 04-2; and
WHEREAS, the proposed change is consistent and compatible with ex sting zoning
designations adjoining and in the vicinity of the subject site, and the development f the site for
commercial use through the specific plan would be consistent with future land uses p anned for the
vicinity; and
WHEREAS, the Beaumont Planning Commission conducted a duly noticed
on March 9, 2004 and recommended that the City Council adopt the proposed zone
WHEREAS, the Beaumont City Council conducted a duly noticed public he

WHEREAS, the Beaumont City Council adopted Negative Declaration N
compliance with the California Environmental Quality Act, found the document to be
assessment of possible environmental impacts, and determined that with the proposed
project will not have a significant impact on the environment.
THE CITY COUNCIL OF THE CITY OF BEAUMONT DOES HEREBY

SECTION 2: This Ordinance shall take effect thirty (30) days after its final passage and
within fifteen (15) days after its passage the City Clerk shall cause a summary to be published in a
newspaper of general circulation, printed and published in the City of Beaumont, in a manner
prescribed by law for publishing of ordinances of said City.
