AN UNCODIFIED ORDINANCE OF THE CITY COUNCIL OF
THE CITY OF BEAUMONT,CALIFORNIA, ADOPTING A ZONE CHANGE
TO PRE -ZONE 116.18 ACRES OF LAND FROM
COUNTY OF RIVERSIDE W-2 (CONTROLLED DEVELOPMENT)
TO CITY OF BEAUMONT R -A (RESIDENTIAL -AGRICULTURE)
(ANNEXATION NO. 04-ANX-01)
WHEREAS, the Beaumont Unified School District has requested that the City of Beaumont
initiate the annexation of a 116.18 acre unincorporated area pursuant to the Cortese -Knox -Hertzberg
Local Government Reorganization Act of 2000, and said Act requires that properties which are to
be annexed to a City shall be pre -zoned prior to annexation; and
WHEREAS, the current zoning designation of the subject site under the administration of
Riverside County is W-2 (Controlled Development) and, prior to the initiation of the construction of
a high school the site was vacant; and
WHEREAS, duly noticed public hearings were conducted on this matter as required by law
by the Planning Commission on April 13, 2004 and the City Council on April 20, 2004, and the
Planning Commission, at its public hearing, recommended that the City Council approve the proposed
pre -zoning.
THE CITY COUNCIL OF THE CITY OF BEAUMONT DOES HEREBY ORDAIN AS
FOLLOWS:
SECTION 1: The Official Zoning Map of the City of Beaumont is hereby amended to
designate the subject property legally described in attached Exhibit "A" for the following zoning
designation:
R -A (RESIDENTIAL -AGRICULTURE)
SECTION 2: This Ordinance shall take effect thirty (30) days after its final passage and
within fifteen (15) days after its passage the City Clerk shall cause a summary to be published in a
newspaper of general circulation, printed and published in the City of Beaumont, in a manner
prescribed by law for publishing of ordinances of said City.

SECTION 3: The City zoning designations for the subject area shall become effective upon
the recordation of the annexation by the Riverside County Local Agency Formation Commission.
MOVED, PASSED AND ADOPTED THIS 4th DAY OF MAY, 2004, by the following
vote:
AYES: Mayor Dressel, Council Members DeForge, Berg, Killough.
NOES: None.
ABSTAIN: None.
ABSENT: Mayor Pro Tem Fox.

PROPERTY DESCRIPTION
Those portions of the Southwest Quarter of Section 27 and the Southeast Quarter of Section
28, Township 2 South, Range 1 West, S.B.M., according to the Official Plat, in the
Unincorporated Area of Riverside County, California, described as follows:
Beginning at the Northwest corner of Lot 7 in Block 9 of Cherry Valley West Addition, as shown
by Map on file in Book 6, page 36 of Maps, Records of said County;
Thence North 89°46'11" West 1370.17 feet along the Northerly lines of said Lot 7 and Lot 8 of
said Block and the Easterly prolongation of the North line of said Lot 8 to a point in the East line
of Parcel 5140-5 as shown by Record of Survey Map on file -in Book 46, pages 79 through 82,
inclusive, of Records of Survey, Records of said County;
Thence North 01°28'18" East 1322.11 feet along said East line of Parcel 5140-5 and its
Northerly prolongation to a point in the centerline of Cherry Valley Boulevard;
Thence North 89°37'33" East 1191.82 feet along said centerline of Cherry Valley Boulevard to
an intersection with the centerline of Beaumont Avenue;
Thence South 00° 13'15" East 2639.10 feet along said centerline of Beaumont Avenue to an
intersection with the centerline of Brookside Avenue, said intersection being a point in the South
line of said Section 27;
Thence South 89° 29'40" West 1319.94 feet along said centerline of Brookside Avenue, and
said South line to the Southwest corner of said Section 27;
Thence North 89°46'43" West 1320.01 feet along said centerline of Brookside Avenue also
being the South line of said Section 28 to a point of intersection with the Southerly prolongation
of the West line of said Lot 7;
