AN UNCODIFIED ORDINANCE OF THE CITY COUNCIL OF
THE CITY OF BEAUMONT,CALIFORNIA, ADOPTING A ZONE C : NGE
TO PRE -ZONE 396 ACRES OF LAND FROM
COUNTY OF RIVERSIDE R -A (RESIDENTIAL AGRICULATU ' L)
TO CITY OF BEAUMONT R -SF (RESIDENTIAL -SINGLE FAMIL )
(ANNEXATION NO. 02-ANX-01)
WHEREAS, the City of Beaumont has initiated the annexation of a 396 acre u
area pursuant to the Cortese -Knox -Hertzberg Local Government Reorganization Act
said Act requires that properties which are to be annexed to a City shall be pre -z
annexation; and
WHEREAS, the current zoning designation ofthe subject site, which is present
as defined in State law related to annexations, under the administration of Riverside
(Controlled Development); and
WHEREAS, duly noticed public hearings were conducted on this matter as r
by the Planning Commission on January 25, 2005 and the City Council on February
the Planning Commission, at its public hearing, recommended that the City Counci
proposed pre -zoning.
THE CITY COUNCIL OF THE CITY OF BEAUMONT DOES HEREBY
FOLLOWS:
SECTION 1: The Official Zoning Map of the City of Beaumont is hereb
designate the subject property legally described in attached Exhibit "A" for the foll
designations:
SP -A (SPECIFIC PLAN AREA)
R -SF (RESIDENTIAL -SINGLE FAMILY)
SECTION 2: This Ordinance shall take effect thirty (30) days after its fin
within fifteen (15) days after its passage the City Clerk shall cause a summary to be
newspaper of general circulation, printed and published in the City of Beaumont
prescribed by law for publishing of ordinances of said City.

SECTION 3: The City zoning designations for the subject area shall become eective upon
the recordation of the annexation by the Riverside County Local Agency Formation 1 ommission.
