AN UNCODIFIED ORDINANCE OF THE CITY COUNCIL OF
THE CITY OF BEAUMONT,CALIFORNIA, ADOPTING A ZONE C 1 NGE
TO PRE -ZONE 30 ACRES OF LAND FROM
COUNTY OF RIVERSIDE R -A (RESIDENTIAL-AGRICULTURA )
TO CITY OF BEAUMONT R -SF (RESIDENTIAL -SINGLE FAMIL )
(ANNEXATION NO. 04-ANX-03)
WHEREAS, the Beaumont Unified School District has requested that the City of Beaumont
initiate the annexation of a 30 acre unincorporated area pursuant to the Cortese-Knsx-Hertzberg
Local Government Reorganization Act of 2000, and said Act requires that propertie which are to
be annexed to a City shall be pre -zoned prior to annexation; and
WHEREAS, the current zoning designation of the subject site under the ad 'nistration of
Riverside County is R -A (Residential Agricultural) and the site is presently vacant; , d
WHEREAS, duly noticed public hearings were conducted on this matter as
by the Planning Commission on February 8, 2005 and the City Council on March 1,
Planning Commission, at its public hearing, recommended that the City Council approv
pre -zoning.
THE CITY COUNCIL OF THE CITY OF BEAUMONT DOES HEREBY
FOLLOWS:
SECTION 1: The Official Zoning Map of the City of Beaumont is hereb
designate the subject property legally described in attached Exhibit "A" for the foll
designation:
R -SF (RESIDENTIAL -SINGLE FAMILY)

SECTION 3: The City zoning designations for the subject area shall become effective upon
the recordation of the annexation by the Riverside County Local Agency Formation Commission.

of the City Council held on Marchl, 2005, and was duly adopted at its second
reading upon the following vote: on March 15, 2005

LEGAL DESCRIPTION
That portion of the west half of the northeast quarter of fractional Section 15, township 3 south,
range 1 west, Records of Riverside County, said portion described as follows:
Commencing at a point in the centerline intersection of Califomia Avenue and Mellow Road said
point also being the northwest comer of said fractional Section 15;
THENCE along the northerly line of said Section 15, said line also being the southerly boundary line
of the City of Beaumont, South 89°32'10" East a distance of 2632.90 feet to a point, said point being
the Point of Beginning;
THENCE continuing along said city boundary line and northerly line of said Section 15, South
89°32'10" East a distance of 1320.19 feet to a point in the centerline of Manzanita Park Road, said
centerline also being the boundary of the City of Beaumont;
THENCE along the centerline and boundary line of the City of Beaumont, South 00°21'30" East a
distance of 988.99 feet to a point;
THENCE North 89°46'26" West a distance of 1320.17 feet;
THENCE North 0023'50" West a distance of 988.27 feet to the TRUE POINT OF BEGINNING.
