AN UNCODIFIED ORDINANCE OF 1'Ht. CITY COUNCIL OF
THE CITY OF BEAUMONT, CALIFORNIA, ADOPTING A ZONE CHANGE
TO CHANGE THE ZONING FOR A 2634 ACRE PARCEL
FROM R -SF (RESIDENTIAL SINGLE FAMILY) TO
M -L (LIGHT MANUFACTURING) (06-RZ-01)
LOCATION: NORTHWEST CORNER OF FOURTH STREET
AND NICHOLAS ROAD. (APN # 417-020-027)
WHEREAS, the City of Beaumont has received an application from Trammel Crow
Company to change the zoning for a 26.34 acre site to facilitate development of a distribution and
manufacturing project, which is described in Exhibit "A" which is attached hereto; and
WHEREAS, the zoning designation for the subject site at the present time is R -SF
(Residential Single Family); and
WHEREAS, the proposed rezoning action would establish a zoning designation of M -L
(Light Manufacturing), and would facilitate the development of the site consistent with the standards
and guidelines contained in the M -L zone/ City of Beaumont Municipal Code; and
WHEREAS, the proposed change is consistent and compatible with existing zoning
designations adjoining and in the vicinity of the subject site, and the development of the site for
Industrial use through the M -L zone would be consistent with future land uses planned for the
vicinity; and
WHEREAS, the Beaumont Planning Commission conducted a duly noticed public hearing
on January 10, 2006 and recommended that the City Council adopt the proposed zone change; and
WHEREAS, the Beaumont City Council conducted a duly noticed public hearing on January
17, 2005 as required by law on said zone change; and
WHEREAS, the Beaumont City Council adopted Negative Declaration No. 05 -ND -02 in
compliance with the California Environmental Quality Act, found the document to be adequate in its
assessment of possible environmental impacts, and determined that with the proposed mitigation the
project will not have a significant impact on the environment.
THE CITY COUNCIL OF THE CITY OF BEAUMONT DOES HEREBY ORDAIN AS
FOLLOWS:
SECTION 1: The Official Zoning Map of the City of Beaumont is hereby amended to
designate the subject property described in attached Exhibit "A" for the following zoning designation
as indicated on Exhibit "A":
M -L (Light Manufacturing)

SECTION 2; This Ordinance shall take effect thirty (30) days after its final passage and
within fifteen (15) days after its passage the City Clerk shall cause a summary to be published in a
newspaper of general circulation, printed and published in the City of Beaumont, in a manner
prescribed by law for publishing of ordinances of said City.
MOVED AND PASSED this 176 day of January, 2006 upon the following vote:
AYES: Mayor Fox, Council Members DeForge, Berg, and Killough.
NOES: None.
ABSTAIN: None.
ABSENT: Council Member Dressel.
