AN UNCODIFIED ORDINANCE OF THE CITY COUNCIL OF
THE CITY OF BEAUMONT, CALIFORNIA, ADOPTING A ZONE CHANGE
TO PRE -ZONE 102.6 ACRES OF LAND FROM
COUNTY OF RIVERSIDE W-2 ( CONTROLLED DEVELOPMENT)
TO CITY OF BEAUMONT R -SF (RESIDENTIAL -SINGLE FAMILY)
AND C -G (COMMERCIAL GENERAL)
(ANNEXATION NO. 07-ANX-01)
WHEREAS, the City of Beaumont has initiated the annexation of a 102.6 acre
unincorporated area pursuant to the Cortese -Knox -Hertzberg Local Government
Reorganization Act of 2000, and said Act requires that properties which are to be
annexed to a City shall be pre -zoned prior to annexation; and
WHEREAS, the current zoning designation of the subject site, which is presently
uninhabited as defined in State law related to annexations, under the administration of
Riverside County is W-2 (Controlled Development); and
WHEREAS, duly noticed public hearings were conducted on this matter as
required by law by the Planning Commission on December 11, 2007 and the City
Council on January 15, 2007, and the Planning Commission, at its public hearing,
recommended that the City Council approve the proposed pre -zoning.
THE CITY COUNCIL OF THE CITY OF BEAUMONT DOES HEREBY
ORDAIN AS FOLLOWS:
SECTION 1: The Official Zoning Map of the City of Beaumont is hereby
amended to designate the subject property legally described in attached Exhibit "A" for
the following zoning designations:
C -G (COMMERCIAL GENERAL)
R -SF (RESIDENTIAL -SINGLE FAMILY)
SECTION 2: This Ordinance shall take effect thirty (30) days after its final
passage and within fifteen (15) days after its passage the City Clerk shall cause a
summary to be published in a newspaper of general circulation, printed and published in
the City of Beaumont, in a manner prescribed by law for publishing of ordinances of said
City.
ORDINANCE NO. 922
SECTION 3: The City zoning designations for the subject area shall become
effective upon the recordation of the annexation by the Riverside County Local Agency
Formation Commission.
MOVED, PASSED AND APPROVED at the 1st reading this 15th day of
January, 2008, upon the following vote:
AYES: Mayor DeForge, Council Member Killough, Berg, Fox, Dressel

THAT PORTION OF LAND SITUATED IN THE STATE OF CALIFORNIA,
COUNTY OF RIVERSIDE, BEING THAT PORTION OF THE NORTHEAST
QUARTER OF SECTION 7, TOWNSHIP 3 SOUTH, RANGE 1 WEST, SAN
BERNARDINO BASE AND MERIDIAN, MORE PARTICULARLY DESCRIBED AS
FOLLOWS:
COMMENCING AT THE NORTH QUARTER CORNER OF SAID SECTION 7,
SAID POINT BEING NORTH 84° 59' 13" EAST, 2650.57 FEET FROM THE
