Box 429 • Hillsborough, North Carolina 27278 919-732-1270 • Fax 919-644-2390 AGENDA JOINT PUBLIC HEARING HILLSBOROUGH TOWN BOARD and PLANNING BOARD Thursday, August 20, 2015 7:00 PM, Whitted Meeting Room ITEM #1: Consideration of additions or changes to the agenda ITEM #2: Open the public hearing ITEM #3: Rezoning and Special Use Permit application to rezone 1.49 acres in the 500 block of North Churton Street from Residential-20 and Neighborhood Business to Residential Special Use. The development plan proposes 24 condominiums in a single building with parking. ITEM #4: Rezoning and Master Plan application for approximately 16.43 acres at 220, 240, and 300 US 70 East. The rezoning is from Office-Institutional and Residential-40 to Entranceway Special Use. This includes a request to amend the Future Land Use Plan to designate these parcels as Retail Service. The Master Plan proposes approximately 36,000 sf of restaurant, retail sales, brewing/distilling, and event center activities in multiple buildings and parking. ITEM #5: Close public hearing and excuse Town Board members ITEM #6: Consideration of minutes from the July public hearing ITEM #7: Recommendations to Town Board regarding July public hearing items: a) Request from St Matthews Episcopal Church to Rezone 5.39 acres at 210 St. Mary’s Road from Agricultural Residential to Office Institutional b) Request from Hwy 57 LLC to Rezone 39.79 acres north of and not including 1020 NC 57 from Light Industrial to Business Park c) Rezoning and Special Use Permit application for 17.6 acres at 734 US 70 A East to be developed as Fiori Hills. The development plan proposes 46 dwellings on individual lots and a private street network connecting to the streets in Forest Ridge d) Flood Damage Prevention Ordinance Text Amendment to allow fences within the floodplain e) Unified Development Ordinance Text Amendments to amend table 5.1.5, 5.2, and 9.2 add to Temporary Family Health Care structures f) Unified Development Ordinance Text Amendments to amend table 5.1.6 to include “school – dance, martial arts” as a permitted use by right in the General Industrial District. g) Unified Development Ordinance Text Amendments to amend table 5.1.6 to expand the districts where “food preparation business” is permitted ITEM #6: Adjourn
