HomeMy Public PortalAboutConcrete Requirements 10/26/17 Page 1 of 2 CONCRETE REQUIREMENTS – RESIDENTIAL CONSTRUCTION THE FOLLOWING ARE THE MINIMUM REQUIREMENTS PERTAINING TO ALL CONCRETE CONSTRUCTED WITHIN THE VILLAGE LIMITS.  BASEMENT FLOOR SLABS – Must be 4” thick concrete over one layer of 6 Mil (Clear) Vapor Barrier (overlapped a minimum of 12” at all joints) and placed on a 4” compacted gravel base.  GAS CURBS – Minimum of a 4” high gas curb shall be provided at each wall common with the attached garage and residence. A foundation wall may be utilized as a gas curb only if 4” of foundation is exposed above the garage floor slab at each common wall.  DRIVEWAYS – Must be 5” thick concrete with welded wire or fiber mesh placed on a 5” compacted gravel base. (2 x 4 forms are not allowed.)  DRIVEWAY APRONS – Must be 6” thick concrete with welded wire or fiber mesh placed on a 6” compacted gravel base. The width of the approach at the curb cannot exceed 20’. (2 x 4 forms are not allowed.)  FOOTINGS – 10” x 20” minimum.  FOUNDATION WALLS – Must be 8” thick concrete for frame construction includes two, #4 continuous top and bottom reinforcing bars plus corner bars. 10” thick concrete for brick veneer construction. Foundation wall may require vertical rebar; see Table 404.1.2(3) + 404.1.2(4) for minimum requirements. All anchor bolts shall be ½” diameter, 7” embedment, 6’ on center (maximum spacing), and 12” from each corner or break in plate with a minimum of two per sill plate.  GARAGE FLOOR SLAB – Must be 4” thick concrete with welded wire or fiber mesh over a 4” thick compacted gravel base. Slope slab toward the overhead door a minimum of 2”. Garage excavation must be backfilled 100% with stone.  PATIO SLAB – Must be 4” thick concrete with welded wire or fiber mesh over a 4” thick compacted gravel base. Slope slab away from the building.  PORCHES AND STOOPS – Must be 4” thick concrete with welded wire or fiber mesh over a 4” thick compacted gravel base and tied to primary structure. Slope slab away from the building. Stoop inspection required only if 9 square feet or greater. Riser height minimum is 4” and the maximum is 7 3/4”. Tread depth is a minimum of 11”. A handrail is required with 4 or more risers.  POST HOLES – Must be a minimum of 10” in diameter and 42” deep with 2” above grade.  WALKS-PUBLIC – are required and shall consist of the following.  2 x 6 form boards (2 x 4 forms are not allowed.)  Width – 5’  5” thick concrete on 5” thick compacted CA-10 or CA-6 gravel fill.  6” thick gravel and concrete at driveway with welded wire or fiber mesh. 10/26/17 Page 2 of 2  5’-0” on center construction joints.  ½” thick minimum expansion joints 30’ feet on center.  Slope ¼” per foot toward curb.  Location 1’ from front property line(s) or per plans.  Accessibility ramps required at corner lot intersections.  WALKS-SERVICE – Must be 4” thick concrete over a 4” thick compacted gravel base. All sloping walks shall be no greater than ¼” per foot. NOTES:  Debris and water must be removed in all areas prior to concrete placement.  Concrete cannot be poured when frost is present in the area of placement.  Welded wire must be overlapped a minimum of 6” and be wired together to avoid displacement.
