Call to Order: 6:00 p.m. Place: Beaumont Civic Center
Roll Call: Chairman Smith, Commissioner Wirick, Commissioner Tinker,
Commissioner Dale and Commissioner St. Martin were present.

1) Approval of the Minutes of the Regular Meeting of November 25, 2014.
Recommendation: Approval of the Minutes of November 25, 2014 as presented.
Motion by Wirick, Seconded by Dale to approve the minutes as presented.

2) Scheduled Matters/Public Hearings
a. Review of Administrative Plot Plan 07-APP-81, Consideration of the
Revocation/Review of the Administrative Plot Plan for a Tire Shop located
at 578 Chestnut Avenue
Actions: Receive Staff Report and Hold a Public Hearing
Options:
1. Revoke approval of Administrative Plot Plan No. 07-APP-81
2. Modify Conditions for Administrative Plot Plan No. 07-APP-81
3. Continue revocation of Administrative Plot Plan No. 07-APP-81
4. Allow Administrative Plot Plan No. 07-APP-81 to continue as currently approved.

Options:
a. Approve Conditional Use Permit 14-CUP-16 based upon the findings
stipulated herein, subject to the attached conditions of approval; or,

C. Continue Conditional Use Permit 14-CUP-16; or,
d. Deny Conditional Use Permit 14-CUP-16.

1. Approve Tentative Tract Map No. 36558 (14-TM-02) with the attached Conditions
of approval, as presented, or
2. Modify and Approve Tentative Tract Map No. 36558 with the attached Conditions
of approval; or,
3. Continue Tentative Tract Map No. 36558; or,
4. Deny Tentative Tract Map No. 36558.

Motion by Tinker, Seconded by Wirick to approve Tentative Tract Map No. 36558 with
the following amendments to the Conditions of Approval:
1. Removal of the follow (strikethrough):
3.10.b. The subdivider shall file a plot plan application including detailed
landscaping and irrigation plans for the subject area. The plot plan shall
require all improvements to be constructed concurrently with the
development of the residential lots which are part of this tract. The 2

d. Clarification to the Conditions of Approval for Plot Plan No. 05-PP-02 for
Two Industrial Buildings Located at 920 4th Street
Actions: Receive Staff Report
Options:
1. Clarify condition to allow staff to permit additional uses (If permitted by the
Municipal Code) at this site with the requirement that remote parking is provided
per Table 17.05-1 "Off Street Parking Requirements".
2. Leave the Condition as stated and no uses other than warehousing and
distribution shall be permitted.
