AN ORDINANCE REDUCING THE EXISTING REQUIREMENT
FOR A PLANNED UNIT DEVELOPMENT FROM FIVE (5) ACRES TO
ONE (1) CITY BLOCK OR ONE (1) ACRE
WITHIN THE GREENCASTLE CITY LIMITS
WHEREAS, the City of Greencastle by its Plan Commission has the advisory capacity
to make recommendations to the City Council, and
WHEREAS, the Plan Commission has carefully reviewed and considered section 823 -15
of the City code and Ordinance 1989 -8, which addresses Planned Unit Developments
(hereinafter "PUD ") by the Plan Commission, and
WHEREAS, the Plan Commission believes that this section and accompanying
ordinance should now be amended to effectively utilize areas within the civ limits as well as
adequately address the changing demographics of the city, and
WHEREAS, the Plan Commission believes that a PUD site should be changed from
the now required acreage of five (5) acres to an area containing one (1) city block or one (1)
® acre, whichever is less, in areas within the city limits.
NOW THEREFORE be it ordained by the Common Council of the City of
Greencastle that Ordinance 1989 -8, including Section 823 -15 of the Greencastle City Code be
amended to allow a PUD in areas containing one (1) city block or at least one (1) acre,
whichever is less, within the city limits, by replacing Chapter 823 -15 (D) in its entirety with
the following:
D. A minimum parcel area of one (1) acre or one (1) city block is required for a PUD.
This Ordinance shall be in full force and effect upon passage by the Greencastle
Common Council and its approval by the Mayor.
