HomeMy Public PortalAbout1995-02 Subdivision Redefinition" ORDINANCE 1995 -2 AN ORDINANCE REDEFINING A SUBDIVISION WITHIN THE CITY OF GREENCASTLE AND ITS TWO MILE FRINGE WHEREAS, the Plan Commission of the City of Greencastle, Indiana, did at its regular meeting held on November 28, 1994, unanimously approve the recommendation to the City Council for an amendment to the existing Subdivision Ordinance relating to the definition of a subdivision within the jurisdiction of the Plan Commission in the City of Greencastle, Putnam County, Indiana; and, WHEREAS a person will no longer be required to appear in front of the Plan Commission for approval when wanting to join two or more adjacent properties into one property for building purposes. WHEREAS the Definition Section, Subdivision, subsection a., (page 35 and 36) of the Subdivision Ordinance reads as follows: An adjustment of the lot lines as shown on a recorded pat which does not reduce the area, frontage, width, depth, or building setback lines of each " building site below the minimum zoning requirements, and does not change the original number of lots in any block of the recorded plat. WHEREAS the Plan Commission of the City of Greencastle, Indiana, has published notice that this matter would come for public hearing at the regularly scheduled meeting held on August 28, 1994, at 7:30 p.m. at Tzouanakis Intermediate School in Greencastle, Indiana; and, WHEREAS there have been no objections raised at the public hearing on this issue; NOW THEREFORE, be it ordained by the Common Council of the City of Greencastle, Indiana, that the Subdivision Ordinance be amended and replaced to read as follows: 1. Subdivision, subsection a: An adjustment of the lot lines as shown on a recorded plat which does not reduce the area, frontage, width, depth, or building setback lines of each building site below the minimum zoning requirements. However, the Petitioner must submit to the City Engineer or his designee, a plot plan that shows such things as drainage diagrams, all utility easements, etc., before construction begins to insure proper drainage as well as no utility " lines /easements are built upon.
