Dear Mr. Driscoll:
As followup to my request for information, and for inclusion in the minutes of the 05/11/2021 Town
Council meeting; the stamped 01/21/2015 Control Documents for the CVS development at: 631-653-655
Mt. Auburn St. and 268 Arlington St. are herein linked. Also linked is the Final Decision of the Zoning
Board of Appeals (ZBA), recorded by the Town Clerk on 02/11/2015. According to Condition #2 of the
ZBA Final Decision: "...only minor modifications can be considered by the DCDP Director...".
My initial observation of the deteriorating conditions, was brought to your attention seven months ago.
Since then, I have engaged in verbal conversations with Mr. Steve Magoon. Mr. Magoon can speak for
himself as for his long-term plan suggestion.
Over the course of six months, the then proposed development was vetted by the Town's Boards and
Commissions. One issue of concern was: "turning movements into and out of the site". As stated in my
10/03/2020 communication:
'Tn my opinion, the configuration of the Arlington St, vehicular entrance, does not allow for
an adequate turning radius;especially for trucks."

I will await further updates for resolution of the situation created by vehicles jumping over the curbing to

Hello Mr. Driscoll,
The attached photographs, depicting the Arlington St. entrance to the CVS property, were previously
submitted on 10/03/2020. Without intervention, the deteriorating conditions will not rectify themselves.
In my opinion, waiting for the Mount Auburn Street Project, presently projected for FY 2023, is not a
viable option. When the Team as the opportunity; please advise with a solution for the adverse situation.

Attached is a photograph depicting the Arlington St. vehicular entrance, taken on 10/03/2020 at 1:52
P.M., of the CVS property at 655 Mt. Auburn St. Please note the accumulation of stagnant water in the
motor vehicle tire depressions. The situation has been created by vehicles jumping the curb, in order to
maneuver the close-cut turn. The second photograph speaks for itself regarding the need for
maintenance.
In my opinion, the configuration of the Arlington St. vehicular entrance, does not allow for an adequate
turning radius; especially for trucks. When the Team has the opportunity, please advise how this
unfortunate situation can be resolved. Thank you.

Sir,
While the issue at the curb cut does NOT appear to be in the right of way,this is likely best handled
by CVS's landscaper to place either additional mulch here as needed when other activities are
performed. Additionally, if there is a broken sprinkler head as the photo implies, it would be worth
CVS addressing. Further, the plastic bollards SHOULD be removed from the mountable curbing that
was installed (likely for larger truck movements)
Alternatively, CVS could place crushed stone or concrete, but neither will correct wayward driving.
