ORDINANCE NO. 02 -863
AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF TEMPLE
CITY AMENDING THE TEMPLE CITY ZONING CODE TO APPROVE
ZONE CHANGE 01 -1471 TO RECLASSIFY THE SUBJECT SITE AS
SHOWN ON THE ATTACHED MAP FROM SINGLE FAMILY
RESIDENTIAL (R -1) TO RESIDENTIAL PLANNED DEVELOPMENT
(RPD) AT 6161 -6209 AVON AVENUE (CHEN /JONG)
THE CITY COUNCIL OF THE CITY OF TEMPLE CITY HEREBY ORDAINS AS FOLLOWS:
SECTION 1. Based upon the findings as contained in the Planning Commission Resolution Nos.01-
1999PC, and based upon information provided in the staff reports and discussion at noticed public hearings
before the Planning Commission meeting of December 11, 2001 and based upon a public hearing before the
City Council on January 22, 2002, the City Council amends the Zoning Code as described in Section 3 below.
SECTION 2. This project should result in no significant effects upon the environment and a Negative
Declaration has been prepared in accordance with the State CEQA Guidelines. The initial statement as
prepared indicates there is no potential for adverse impact to the environment as it relates to all wild animals,
birds, plants, fish, amphibians, and related ecological communities, including the habitat upon which the
wildlife depends for its continued viability.
SECTION 3. The City Council hereby amends the Temple City Zoning Code to reclassify the subject
site as shown on the attached map labeled as Exhibit A of this ordinance from low Density Residential (R -1)
to Residential Planned Development (RPD) based upon the findings set forth in Planning Commission
Resolution No. 01- 1999PC
SECTION 4. This zone change is consistent with the General Plan provided that development is
completed in substantial compliance with the submitted plans as approved in conjunction with the Tentative
Tract Map 53533 and a revised site plan which was considered by the Planning Commission on December
11, 2001; said revised plans are date stamped October 5, 2001.
SECTION 5. This approval to rezone the subject property to the RPD classification shall be subject
to the Planning Commissions and City Council's review of the Precise Plan of Development; the Precise Plan
of Development shall show building materials and finished building elevations.
SECTION 6. The City Clerk shall certify to the passage and adoption of this Ordinance and to its
approval by the Mayor and shall cause the same to be published in a newspaper circulated in the City of
Temple City.

February, 2002, by the following vote:
