ORDINANCE NO. 02-876
AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF TEMPLE
CITY AMENDING THE ZONING CODE TO REZONE THE SUBJECT
PROPERTY FROM SINGLE FAMILY RESIDENTIAL (R -1) TO LIGHT
MANUFACTURING (M -1) AT 4917 ENCINITA AVENUE AND 4916
SERENO DRIVE (LAW /ABELL) (ZONE CHANGE 02 -1494)
THE CITYtCOUNCIL OF THE CITY OF TEMPLE CITY HEREBY ORDAINS AS FOLLOWS:
SECTION 1. This project should result in no significant effects upon the environment and a Negative
Declaration has been prepared in accordance with the State CEQA Guidelines. The initial statement as prepared
indicates there is no potential for adverse impact to the environment as it relates to all wild animals, birds, plants,
fish, amphibians, and related ecological communities, including the habitat upon which the wildlife depends for its
continued viability.
SECTION 2. Based upon a Public Hearing before the City Council and based upon information
provided in a City Council Staff Report as well as reports to the Planning Commission and based upon findings
contained in the Planning Commission Resolution, the City Council hereby rezones the subject 2,200 square foot
portion of a lot from R -1 to M -1. Said parcel is specifically delineated on attached Lot Line Adjustment Map
illustrated on Exhibit "A" attached.
SECTION 3. This Zone Change is based upon the findings and conditions set forth in Planning
Commission Resolution No. 02- 2026PC.
SECTION 4. The City Clerk shall certify to the passage and adoption of this Ordinance and to its
approval by the Mayor and shall cause the same to be published according to law.
APPROVED AND ADOPTED this 5th day of November 2002.

introduced at the regular meeting of the City Council of the City of Temple City held on the 15th day of October,
2002, and was duly passed, approved and adopted by said Council, approved and signed by the Mayor and
attested to by the City Clerk at a regular meeting held on the 5th day of November, 2002, by the following vote:
AYES: Councilman - Souder, Wilson, Vizcarra, Gillanders
NOES: Councilman -None
ABSENT: Councilman -Zovak
