SITES fig e" Lot MCCALL DESIGN AND PLANNING, INC. APPLICATION FOR VARIANCE A. Applicant - Mr. J. R. Kemp 8 Mesa Vista Drive Boise, Idaho 83701 B. Applicant desires a waiver of section 9-3 B of Valley County Impact Area Ordinances and desires to construct a vacation residence in the approximate location of an existing cabin. C. Present land use in Single Family Residential. D. Present Zoning District is I, Shoreline and River Environs District. E. Proposed land use is Single Ramily Residential. F. Proposed Zoning District is Zone I. G. Vicinity Map - enclosed H. List of property owners within 300 feet - enclosed I. Statement of Proposed Change: The desire of Mr. Kemp to construct a single family residence in the proposed location would have no impact on the comprehensive plan, availability of public facilities, or compatibility with the surrounding area. The desire is, simply, to replace one old dilapidated single family residence with a new one of attractive design. The reason for the variance request is that the topography of the lot precludes locating the dwelling any further from the lake. A stream flows through the property and moving the dwelling any further from the lake would put it down the back side of a bank, toward the stream bed. The Kemp's lot is heavily forested and moving the dwelling to either side would require removing many mature trees. Mr. Kemp therefor requests a waiver of Section 9-3B of the Impact Area Ordinances which will allow him to locate a new dwelling in the approximate location of the existing one. J. Boise, Idaho 83701 Dear Mr. Kemp: Thank you for giving us the opportunity to review your cabin brildind plans. With what looks like a beautiful year-round facility, you should enjoy all of the recreational activities which are available. We are pleased to approve the building plans provided us. Our approval, however, is contingent on the assumption that you used the existing survey rods located on the beach and near the rear power pole for your south boundary corners. As neighbors, we share in the state -built access road to our properties. This road traverses both lines. In the past, we have experienced some traffic and parking difficulties, but I am sure that with a little neighborly give and take, we can do just fine with joint use. Karma and I wish to welcome you as neighbors and are looking forward to meeting you and getting acquainted. Sincerely, A. Kay Belnap 1 EXHIBIT 6 root 1 1981 0ctobec 22, Ph. As a result, we become neighbors as your property lies within a 300 foot radius of the lot. The reason I am writing you is that I plan to remove the old cabin and build a new one. The zoning ordinance in McCall requires that I give notice to land owners within a 300 foot radius of the property. You may be familiar with the property. The existing cabin, painted green, is old and in poor condition. The lot itself is very attractive as there are a number of large trees and a creek on the northern boundary next to the Parks' property. Enclosed you will find a topo sketch showing the location of the new cabin. The new cabin will be of wood with a native stone fire- place. It will be finished in natural wood colors and it is designed to blend into the setting between the existing trees in approximately the same location as the old cabin. If you believe, as I do, that our plans will be an im- provement over the existing cabin and you have no objection, I would appreciate your signing and returning this letter to me.
