vertical distance measured from the average adjacent grade of the building to the extreme high
point of the building, exclusive of chimneys, heating units, ventilation ducts, air conditioning units,
ele s-and similar appurtenances. The portion of an elevator shaft necessary for the operation
of an elevator may extend above 35 feet but no elevator doors may open above 35 feet without a
variance.
