QUITCLAIM DEED
THIS INDENTURE, Made the A day of iv -/ 2018, between T & M Enterprises, Inc„ a Georgia
Corporation, as party or parties of the first part, hereinatter ied Grantor, and Green Growth 2, LLC, a Georgia limited liability
company, as party or parties of the second part, hereinafter called Grantee (the words "Grantor" and Granter" to include their
respective hews, successors and assigns where the context requires or permits).
WITNESSETH that: Grantor, for and in consideration of the sum of one dollar ($1.00) and other valuable considerations in hand
paid at and before the sealing and delivery of these presents, the receipt whereof is hereby acknowledged, by these presents does
hereby remise, convey and forever QUITCLAIM unto the said Grantee,
ALL that certain piece, parcel or tract of Iand situate, lying nod being on Tybee Island, in Chatham County,
Georgia, and being the 609.59 square foot portion of land located at'the northwest corner of the property known
as Lots 1 and 2, a division of Lot 16, Fort Ward, Tybee Island, Georgia which bears PIN 4-0019-01-018 and is
known as 801 fat Street, Tybee Island, Georgia. Said property herein conveyed is more particularly described as
follows: Beginning at the Northwest intersecting point of Lot 3 (PJIN 4-0019-01-005) and the parcel which is the
combination of Lot 1 and 2 (aforementioned); proceeding thence S 50 degrees 51'31" E a distance of 40.62';
proceeding thence S 39 degrees 08'29" W a distance -of 14.98; proceeding thence N 50 degrees 51'31" W a distance
of 40.76'; proceeding thence N 39 degrees 41'I8" E a distance of 14.98' to the paint ofbeginning. This conveyance
comes from a settlement reached in the Superior Court Civil Action SPCV13-0887-MO between the parties herein.
Said Settlement Agreement is incorporated herein and made a part hereof. This Deed is given subject to all
easements and restrictions of record, if any,
TO HAVE AND TO HOLD the said described premises to grantee, so that neither grantor nor any person or persons claiming
under grantor shall at any time, by any means or ways, have, claim or demand any right to title to said premises or appurtenances, or
any rights thereof.
