I have not attempted to duplicate the work of the Planning Commission or City staff with regard to setbacks, density, zoning, tree protection or subdivision regulation issues. During a site visit a neighbor advised that the lane flowed well and the only issue was shallow ponding upstream of the driveway for this lot. This area to the north of this lot's concrete drive is easily detected as a low area. She advised that if the ponding topped the confinements, overflow was then into the lane that routes stormwater runoff to Bay Street. As this is minor ponding and upstream of the project area, I have no basis to require correction as part of this permit. Within the scope of my design review, to the best of my knowledge and belief, it is my opinion the proposed work complies with the drainage requirements of the Land Development Code of the City of Tybee Island. Any recommendations do not relieve the project of the requirement to obtain any other required permits, approvals, etc... by the GA D.O.T. or other governmental body or authority having jurisdiction over any portion of this project.
