36 Arlington Street - Application for Special Permit for Shared
Parking Plan*
Description of Project:
Approval by special permit of a shared parking plan which will provide
thirty (30) additional parking spaces for use by the current and proposed
tenants/users of 36 Arlington Street (" the Gymit Site") on adjacent
property of the neighboring Marriott hotel at 570 Arsenal Street,
Watertown, MA (hereinafter referred to as "the Hotel Parking Easement
Land"). The Hotel Parking Easement Land is shared for parking under a
recorded easement agreement between BP Watertown Hotel, LLC (a
controlled entity of Summit Hotel Properties, Inc.) which owns the
Marriott Hotel ("the Hotel Site"); and Surrey Road, LLC ("Surrey Road"),
which is the owner of the Gymit Site and the applicant's lessor.
Under the proposed shared parking plan the Gymlt Site, (which already
has shared parking rights under the parking easement agreement with BP
Watertown Hotel and Surrey Road to utilize 30 of the 109 spaces on the
Hotel Parking Easement Land with the Hotel Site), the Gymlt Site will
obtain zoning approval by special permit to use those 30 spaces to fulfill
its required number of parking spaces under W.Z.O. §6.01(b), and
pursuant to the specific provisions of W.Z.O. §6.01, subsections (e), (f)
and (g) which are intended and designed to promote this kind of shared
parking plan to "meet the individual requirements per §6.01(b) across
multiple properties by special permit."
*Because elements of the project are subject to site plan review in
addition to special permit approval (SP/SR), the project requires site plan
review approval as well. The Developer's Conference for site plan review
was held on May 30, 2017. 4�D
