Tiffin Planning and Zoning Commission April 4, 2001
A regular meeting of the Tiffin Planning and Zoning Commission was brought to order
by Chair Steve Berner at 6:30 p.m. at the Tiffin Fire Station Wednesday, April 4, 2001.
Tiffin Planning and Zoning Members present: Melvin Reeve, Tina Walls, Terry
Richardson, and Steve Berner. Absent: Sandy Huedepohl. Also present: Mayor Potter,
Jim Bartels, Karin Dils.
Motion Reeve, second Walls to approve minutes with correction. Ayes: Walls, Reeve,
Berner, and Richardson. Motion carried.
Motion Walls, second Richardson to recommend approval of change of Lot 2 Sadler's
Subdivision from R-1 to R-3 as mapping error and recommendation received from Hart
Engineering that this appears to be error at time of map update. Ayes: Walls,
Richardson, Berner and Reeve. Motion carried.
Rezoning request from Joe Johnston has no further action or request.
Fringe Area Agreement has no further action, recommendation for approval has been.
passed to council for action.
Mr. and Mrs: Leonard have made request for annexation to the city on the north end of
town. Planning and,Zoning commission recommends continuation of annexation matters.
Planning and Zoning wait for draft of snow route ordinance.
No additional changes in aerterial road recommendations at this time from city engineer.
Recommendation has included Robert Ferry and Hwy#6 future street improvements.
Planning and Zoning wait for ordinance draft for notifying owners within 200 feet of any
rezoning request.

Tiffin Planning and Zoning Commission May 2, 2001
A regular meeting of the Tiffin Planning and Zoning Commission was brought to order
6:30 p.m. by Chair Steve Berner. Members present: Steve Berner, Terry Richardson,
Melvin Reeve, Tina Walls.,Absent: Sandy Huedepohl. Also present: Mayor Glenn
Potter, Jim Bartels and Karin Dils.

Motion Richardson, second Reeve to approve printed minutes with correction. Ayes:
Richardson, Berner, Reeve and Walls.
Chad Freeman was present to request information on possible zone change of the 210
Main Street owned by Joe Johnson. Planning and Zoning members discussed-possibilities
with Chad. On problem is the section of the property that lies in the traveled portion of
Second Street. Chad asked questions about measurement of setbacks when property ,
corners were located-oh Second Street. Planning and Zoning asked that this question be •
answered by the city attorney for Chad.
Commission reviewed revision of the Zoning Ordinance as pertains to notifying
surrounding neighbors in rezoning requests. Discsussion regarding signage similar to
county requirements and also that mailing costs be borne by the requester of a rezoning
matter. Mailing costs would differ depending on the number of neighbors that any one
property had at time of rezoning. Motion Walls, second Richardson to recommend
approval of the Zoning Ordinance amendment with the alteration that costs of mailing
and other necessary costs be paid by the party making rezoning request. Ayes:
Richardson, Walls, Berner, and Reeve. Absent: Huedepohl. Motion carried.
Motion Walls, second Richardson to adjourn. Motion carried. 7:20 p.m.
