Members,present:, Steve Berner, Melvin Reeve, Terry Richardson,,and Mark Petersen. Absent: Sandy Hudepohi. Chad Freeman was presentJto ask for zoning commission opinion on a plan to begin construction on a four-plexlii Rolling Hills Estates. The problem is he can nofget a construction permit nor sell property on a subdivison that has not completed its final platting. Freeman reported s Croell work on,cement and Ed Cole working on water,and i .. . ��. • sewer. Chad:expected that work wouldproceed quickly,and that lines maybe in(within the next week or two Zoning commission suggested that he get paperwork in order for, construction, and that perhaps his preliminary work and wateir/sewer line work would 1 r both be ready at the same time so that there would be no problem with final platting h4 •,.■ e.4. f-3. `7a , - ...• 'Pte,. 1 ',•'41;.. ..F r' s , work. No action. Greg Stevens and Chad Freeman were present to ask about a new proposal for the k !; property at 230 Main Street. Greg vindicated that he might`be able to purchase the property from Joe Johnston if he could get R-2 zoning for the space. Greg explained that -he could ask for this R-2.zone for either this'single parcel-alone or in conjunction-with'the three lots he'owns'to±the-north of 230 Main Street, whichever way would work best for the zoning commission. Greg said the R-1 zone seemed alright as shown on zoning m p` for 320 Main, that is the current use for this lot and has been for some time. 'However, • Mr. Stevens is also receptive to the idea of requesting the zone of the block from 230 Main up to 320 Main to R2 if this is what would be necessary to get R2 zone for 230 Main Street. Following discussion, Berner noted that Huedepohl being absent he could not know her opinion. Huedepohl might be against duplex planning in the neighborhood, and perhaps another member might not want to see R-2. However, there could be at least three votes for duplex at 230 Main if the dimensions of the parcel will allow this. Berner asked Stevens to get dimensions,plans and information in order to the zoning commission for their next meeting if he thought he would be interested in this proposal. Stevens communicated that he would like to end the conflict over the street area and would work with the city on that problem. Berner voiced concern about approving a spot zonefor Stevens, and indicated greater interest in an area request. Stevens indicated that he would like to acquire the property to the south, and understood that no zoning change • would affect that area, and that any new request for the south property would have to be placed before the planning and zoning. Legal attention noted to be working - against the interests of the city by planning and zoning members...
