Building G: Publicly Accessible Spaces Draft Proposal
Boylston Properties would like to welcome the Watertown Community into Building G to further connections
between STEM employees within the property and the Watertown School Department. We are proposing to
provide defined access to the first floor common space within Building G. While this building will remain private
for a majority of the year for the security and privacy of our life science tenants, we look forward to
opportunities for civic engagement. We also have an opportunity to create exterior accessible semi -private
spaces along the west fagade of Building G as well as to the East of the main entrance.
Interior Access:
1) Boylston will sponsor and host up to five (5) educational events per year and invite students from the
Watertown Public Schools interested in learning more about the Life Sciences industry. Boylston will pay all
costs related to hosting the events for the first 5 years that Building G is open and occupied. It would be our
hope that the programs will be co -hosted with tenants in the building and other life science companies in the
community. Boylston Properties will engage with the Watertown High School Science Department to assist
in defining the program, attendees, subjects, duration and frequency. The capacity will be as many as 100-
150 students.
2) Boylston will offer to make the space available approximately 4-6 times per year for Community organizations
in Town to sponsor and host events in the space after 6 p.m. weekdays and after 1 p.m. on weekends, on
mutually acceptable dates to all parties. Boylston will charge a rental fee of $1 for the host organization to
rent the space. All other costs related to the event (catering, insurance, setup, furniture rental, security, etc.)
will be borne by the organization hosting the event. We can envision the space being utilized by local
organizations to host receptions, fundraisers, educational events, charity auctions, etc.
Exterior Access:
3) Boylston also believes that the we have an opportunity to enhance and create connections to the existing
Public Open Space at Arsenal Park. The provision of interconnected series of open spaces is encouraged to
provide connections to Arsenal Park, Greenough Boulevard and the Charles River and to encourage pedestrian
movement. These spaces exist in three (3) distinct locations:
a) The pedestrian path along the south side of Building G
b) The River Green connection between Buildings A & F

c) The building alley and service corridor between Buildings F & G, if possible
Successful publicly accessible spaces exist in transition areas, and are located to create linkages and connect
to existing parks and open spaces. In addition to the connection to Arsenal Park, Boylston Properties is also
proposing the construction of a dog park (approximately 4,000 SF+/-) along the southern edge of the Arsenal
Yards property and east of the Building G entrance. Boylston Properties is also creating a "Semi -Private Open
Space" between Building G and the Park by creating a seamless transition between the West entrance of
Building G and Arsenal Park. We will continue working with the Town and the Arsenal Park design architect,
CDM.
