Tiffin Planning and Zoning September 7, 2005
A regular meeting of the Tiffin Planning and Zoning Commission was brought to order
by Chair Steve Berner. Members present: Steve Berner, Stephanie Surine, Melvin Reeve
and Ruth DeMuth. Absent: Terry Richardson. Also present: Mayor Glen Potter, and
Attorney Stephen Greenleaf.
Motion Reeve, second DeMuth to approve printed minutes with correction. Ayes:
Berner, Reeve, DeMuth, and Surine. Absent: Richardson. Motion carried.
Bob Siems was present to provide information on his site plans for Lot 5 of the Industrial
Park. He expects the 125 X 80' building to be rented out either in one unit or perhaps up
to four units.
Motion Reeve, second Surine to recommend the site plan for Lot 5 Industrial Park with
review by the city engineer and city building inspector as required by city ordinances.
Ayes: DeMuth, Surine, Reeve and Berner. Absent: Richardson. Motion carried.
Representative of South Sloth present to explain the digital video that is needed in every
building when wiring is taking place in construction. South Slope is requesting a new
ordinance for this. Members discussed the advantage in these new requirements, but
discussed the fact that the item seems to be closer to a customer education matter.
Attorney Stephen Greenleaf was present to review the proposed zoning amendment.
Discussion and review of all final writing was completed by members. Motion DeMuth,
second Reeve to recommend to the city council for adoption of the amended zoning
including final review and corrections by city officials including the city engineer and
city attorney. Ayes: Berner, DeMuth, Surine and Reeve. Absent: Richardson. Motion
carried.
The City has received a rezoning request and subdivision request from Regency for the
northeast quadrant of the I-80 exit. Members reviewed the requests with additional
notations for city engineer review prior to further consideration.
Gary Kee and John Connor were present to voice concern about the subdivision as it
impacts their private property in the area. Regency has met with Kee and Connor
regarding concerns, however Regency has not gotten back to them as promised.
Special meeting requested for September 28,2005 at 6:30 p.m. at the Tiffin Fire Station
for Planning and Zoning to hold Public Hearing and provide consideration for a request
to rezone and subdivision platting for The Villages of Tiffin Owner: Wombacher
Partnership Francis and Nancy Schneider and Developer Regency Land/High
Development Corporation 1100 Old Marion Rd NE Cedar Rapids, IA 52402 located in a
portion of the NW one Quarter of Section 34, Township 80 North, Range 7 West of
Tiffin Planning and Zoning Commission September 7, 2005
Johnson County. The Planning and Zoning will ask the city engineer and Regency
Development to consider suggestion provided by Planning and Zoning for alteration prior
to the September 28, 2005 meeting.
