AMENDING SEC. 3-3-3 AND ADDING A NEW SEC. 15-1-35.1
TO THE LEESBURG ZONING ORDINANCE
ORDAINED by the Council of the Town of Leesburg, Virginia,
as follows:
SECTION I. Section 3-3-3 of the Leesburg Zoning Ordinance
is amended to read as follows:
3-3-3
Customary incidental home occupations complying with
the following requirements:
a. No person other than members of the family occu-
pying such dwelling shall be employed in connec-
tion with the home occupation.
b. No alteration of the principal or any accessory
building shall be made which changes the resi-
dential character thereof.
c. No home occupation shall occupy more than 25 per-
cent of any one floor in the dwelling unit in
which it is located.
d. No mechanical or electrical equipment may be used
except such type as is customary for purely do-
mestic or hobby purposes.
e. No home occupation shall be operated in such a
manner as to cause offensive noise, vibration,
smoke or other particulate matter, odorous mat-
ter, heat, humidity, glare, electronic inter-
ference or otherwise constitute a nuisance or
safety hazard to the occupants of nearby proper-
ties.
f. No wholesale, jobbing or retail business shall
be permitted unless it is conducted entirely by
mail and/or telephone and does not involve the
receipt, sale, shipment, delivery or storage of
merchandise on or from the premises, provided,
however, that articles produced by the members
of the family residing on the premises may be
sold on the premises.

g. No outdoor storage shall be permitted.
h. No sign shall be displayed.
i. The area of any outdoor offstreet parking shall
not exceed 1000 square feet.
j. Vehicles over 7,800 pounds gross weight shall
not be parked or stored on the premises for
more than two consecutive hours.
Home occupations shall be interpreted to include but
are not limited to the following: dressmaking, beauty
shop, office or studio of an artist, musician, physi-
cian, dentist, lawyer, architect, engineer or real
estate agent.
SECTION II. Section 15-1 of the Leesburg Zoning Ordinance
is amended by adding subsequent to Sec. 15-1-35, a new Sec.
15-1-35.1 as follows:
15-1-35.1 Home Occupations. Home occupation means a use con-
ducted entirely within an enclosed dwelling by the
owner and members of his family which is clearly
incidental and secondary to residential occupancy.
SECTION III. This ordinance shall be in effect upon its
passage.
