A regular meeting of the Tiffin Planning and Zoning Commission was brought to order by Chair Steve
Berner at 6:30 p.m.Wednesday,February 7,2001 at the Tiffin Fire Station. Members present: Steve
Berner,Sandy Huedepohl,Terry Richardson, Melvin Reeve,and Tina Walls. Absent: None. Also
present: Mayor Glenn R.Potter,Jim Bartels,Karin Dils,Melvin Reeve.
Motion Huedepohl, second Richardson to approve printed minutes. Ayes: Reeve,Walls,Huedepohl and
Richardson. Motion carried.
Jerry Wear was present to request change on Lot 2,Sadler Subdivision from R-1 to R-3. Past zoning maps
show both Lot 1 and Lot 2 both as R-3. Planning and Zoning asked for city engineer to research
information on zoning map for how change was made to this Lot 2 Sadler.
Mr.Wear also requested infromation on where new building could be located on his lots. Commission
request Hart Engineering to assist with these questions,and report to Commission and Mr.Wear.
The Grace United Methodist Church is working on expansion plans and desires to place sign in a
residential zone. They would also like to erect a 32 sq. ft sign rather than a 25 sq. ft sign.
Motion Berner,second Richardson to recommend an amendment to the City of Tiffin Zoning Ordinance
that a church within the city limits may also have a sign. Ayes: Richardson,Berner,Huedepohl,Walls and
Reeve.Motion carried.
Planning and Zoning invites Grace United Methodist Church to attend the upcoming meeting to answer
questions. No building permit has been obtained at this time for building effort.
Planning and Zoning spent time in considering updated fringe area and growth area plans. Motion
Richardson,second Walls to recommend approval of new revised fringe area and growth map for council
approval and for consideration of Johnson County officials for purpose of update to current fringe area
agreement. Ayes: Huedepohl,Richardson,Berner,Reeve and Walls. Motion carried.
Motion Berner,second Richardson to approve recommend for approval by city council a subdivision
ordinance amendment present in study from Hart Engineering for increased setback and right-of-way
planning for Hwy6 in anticipation of future requirement for the area between the Clear Creek School and
Main Street. Ayes: Berner,Walls,Reeve,Huedepohl and Richardson. Motion carried.
Planning and Zoning requests Hart Engineering to provide similar planning for setback and right-of-way
requirements for Ireland Avenue and Roberts Ferry Road in street upgrades.
Motion Richardson,second Huedepohl to adjourn. Motion carried. 7:35 p.m.
