HomeMy Public PortalAboutMinutes-04/06/2005 Planning and Zoning Commission City of Tiffin Regular Meeting—Wednesday, April 6,2005 • 6:30 p.m. —Tiffin Fire Station Call to Order Minutes Rezoning Request—Chad Freeman 321 and 331 Main street from R-1 (Residential)to C-1 (Commercial) - Concept Plan for Tiber Ridge View Zoning Amendment Has Been Recommended by PZ, Review of Zoning Map Old Business New Business Adjournment Tiffin Planning and Zoning Commission April 6, 2005 A regular meeting of the Tiffin City Planning and Zoning Commission was brought to order 6:30 p.m. at the Tiffin Fire Station by Chair Steve Berner. Members present: Steve Berner,Ruth DeMuth, Terry Richardson, Stephanie Surine, and Melvin Reeve. Absent: None. Also present: Mayor Glen R. Potter, Council Sandy Huedepohl, Karin Dils and Jennifer Lampe. Motion Richardson, second Surine to approve printed minutes. Ayes: Richardson, Surine,DeMuth,Reeve and Berner. Motion carried. Karla Davis, Shawn Yoder and Dean Varonek of Hart Frederick were present on behalf of Braxton Neiman to share planning that is underway for a Timber Ridge View Subdivision. Developers expressed concern about the expense involved in putting Oakdale Boulevard. Members agreed that the developers could look into moving the location of Oakdale Boulevard if that would help with costs, but that the city could not remove this requirement that is so important to future traffic patterns. The city has to have more east- west traffic ways that Highway 6 to cross the community. Motion Surine, second Reeve to request developers to return•with another concept plan that may move Oakdale northward and that a subdivider's agreement include terms for the developer and city working in cooperation for.. roadway improvements especially • with consideration to intersection of Oakdale and Roberts Ferry Road. Ayes: Berner, Surine,Reeve,DeMuth and Richardson. Motion carried. Motion Richardson, second DeMuth to approve a`recommendation to the Tiffin City Council to change the zoning from R-1 to C-2 for 321 and 331 Main a request from Chad Freeman contingent on agreement from Freeman to close the exit on the alley into Highway 6 for the purpose of safety and to trade the needed right-of-way needed for future widening of Hwy 6 for the alley behind 321 and 331 Main Street between Main and Grant Street. Ayes: Reeve, Richardson, DeMuth, Surine and Berner. Motion carried. Members reviewed current zoning map for input. Motion Surine, second DeMuth to adjourn. Motion carried. 7:30 p.m. Margaret B.
