This is to confirm that at the Public Hearing held by the Town
Commission April 14, 2000, your Application for a Level 3
Architectural /Site Plan Review to permit the construction of a
one story single family dwelling at 2582 Avenue Au Soleil in
Gulf Stream, Florida, legally described as Lot 29 in Place- Au
Soleil Subdivision was considered.
The plans were approved as submitted with these conditions: 1) The
Construction Traffic Management Plan submitted with the application
shall be utilized during construction. 2) Prior to applying for
a building permit, the plans shall be revised to show a 30' front
setback as required by the recently amended code. 3) A revised
landscape plan and sample of the driveway pavers shall be approved
by the ARPB.prior to commencing construction. This is to confirm
that the revised plan showing a 30' front setback has.been received
and the Architectural Review and Planning Board approved a revised
landscape plan and approved the driveway pavers that you displayed at
their meeting that was held on May 25, 2000.
This approval shall expire on April 14, 2001 if a Building Permit
Application, including the aforementioned improvements, has not been
applied for.

Staff Recommendation:
a. Motion to recommend Approval of a Level III Architectural/Site Plan Approval, based on a
finding that the proposed plans are consistent with applicable review standards, subject to the following
conditions:
1. The Construction Traffic Management Plan submitted with the application shall be utilized
during construction.
2. Prior to applying for building permit, the plans shall be revised to show a 30' front setback as
required by the recently amended code.
3. A revised landscape plan and sample of the driveway pavers shall be approved by the ARPB
prior to commencing construction.
Basis for Recommendation:
The construction of a home with an S -tile roof and some Mediterranean features is proposed. The
residence is consistent with existing surrounding homes. A one -story home is prefered in the Place Au
Soleil district. The building color is shown on the rendering as pale yellow with white trim detailing
around the windows and solid wooden garage door.
The north elevation could be balanced by adding windows. However, this is the rear portion of the
home and is not visible from the street. The owner plans to do his own landscaping with many native
plantings and trees and careful placement could enhance this exposure.
The drainage plan submitted is sealed and does provide for retaining the first inch of rainfall. This
drainage plan will reduce the runoff onto the neighbors property through the use of swales and thus
improve the exiting conditions.
The applicant has informed the Town that he has contacted the Place Au Soleil Homeowners
Association for their review.

1. Health Department approval of the septic system will be required prior to issuance of a building
permit.
2. Driveway connection permit for construction of driveway apron within Town right -of -way.
3. Confirmation that FIFE complies with Town Regulations.
