a finding that the plans are consistent with applicable review standards,
subject to the following seven conditions: 1)6 -The Construction Traffic
Management Plan submitted with the application shall be followed
during construction; 2)kThe roof height shall be lowered to 20 feet,
prior to building permit application; 3)%`_The entry feature eave height
shall be lowered to 12 feet; 4)&-Prior to building permit application, t✓
the drainage plans shall be redesigned to show runoff calculations,

the proposed plans are consistent with applicable review standards, subject to the following
conditions:
1. The Construction Traffic Management Plan submitted with this application shall be
followed during construction.
2. The roof height shall be lowered to <_20', prior to building permit application.
3. The entry feature eave height shall be lowered to <_12'.
4. Prior to building permit application, the drainage plans shall be redesigned show run-
off calculations, and to prevent run -off into the road and adjacent properties. The
current drainage plans do not provide sufficient information.
5. The Landscape plans shall be supplemented to add plant material to buffer the north elevation.

Basis for Recommendation:
The construction of a home with terracotta roof tile with mostly Mediterranean Revival
features is proposed. The residence is consistent with existing surrounding homes, as nearly
all surrounding homes have "S" or roll tile roofs. The architect has already made numerous
adjustments to the design in an effort to comply with the Design Manual. These include the
elimination of one eave line, redesigning of the front of the master bath elevation, lowering of
the entry from 17 to 14 feet and revisions to the front door design.
In order to make the design more consistent with the Design Manual and to remove two
discouraged features, staff recommends that the eave heights and roof height be revised prior
to permit application.
Introducing more multi -paned windows could enhance the west elevation. However, this is
the rear portion of the home and not visible from the street..

• Prominence of front entry.
Note: this home does not yet have approval from the Place Au Soleil Homeowners'
Association (This is a deed restriction and not enforced by the Town).
Code Requirements that must be met prior to issuance of a Building Permit:
1. Health Department approval of the septic system will be required prior to issuance of a
building permit.
2. Driveway connection permit for construction of driveway.
3. Confirmation that FFE complies with Town Regulations. Maximum is 18" above the
87' crown of the road, or 101".
4. Mechanical equipment must be setback 12' from the side property lines, 15' from the
rear property line, and shall be screened.
5. Correct the landscape plans to delete the "existing ficus tree" that has been removed.
