Adjournment 7 k ° • k (Subject to Approval) ', , City of Tiffin Planning and Zoning'Commission Wednesday December 2, 2009 Tiffin Fire Department Meeting Room The Chairperson Steve Berner called the Planning and Zoning Commission meeting to order at 6:31 pm The results of the roll call of Commission members present were Steve Berner,,Shawna ,Colvin I. (entered at 6:34pm), Melvin Reeve, Jim Schmidt. Stephanie Surine was absent. . Also present at the Planning and Zoning Commission meeting were Mayor Royce Phillips, Council"members Chris Ball and Travis Weipert and the City, Clerk Ruth Demuth. A motion was made by Jim Schmidt and seconded by Steve Berner for approval of the Agenda 1 as printed. A A motion was made by Jim Schmidt and seconded by Steve Berner for approval of the November 4, 2009 meeting minutes. , New Business: _ Brian Crawford, representing McClure Engineering, was present at meeting, presented information regarding the Re-Zoning request for the Woodfield Ridge Phase One Outlot One. Mr. Crawford explained that Woodfield Ridge would like to change the Outlot One from all R-4 Multiple Family Units to a mixed use with four Single Family Units:to the west of Horizon Drive with the rest of the Outlot One with Multiple Family Units. Approximately two four-plex units are planned for the remaining land..The preliminary plat of these changes was also presented to the Commission. Mr. Crawford statedthat the Developer's Agreement would need to`be revised to include these changes. Planning and Zoning members questioned,the location of the access f street to serve these mutli-units. Mr. Crawford stated that the access would align with Woodfield • Dr. to the south of Oakdale Blvd. Members also inquired on_the installation of the sidewalk from Roberts Ferry`Road to the Planned Area Development. Recommendation made by Jim Schmidt and seconded by Melvin Reeve to approve the re-zoning request and preliminary plat as shown , ' on drawing, with the access road to align up with Woodfield Dr. to the south of Oakdale Blvd. Ayes: Steve Berner, Shawna,Colvin, Melvin Reeve, and Jim Schmidt. Absent Stephanie Surine., Randy Miller, Rogue Development submitted, but were not present at meeting, a drawing for Building #2 in the Condo Building Site at the Industrial Park. The commercial building permit was approved by the Coralville Building Department, who conducts the building inspections for the City of Tiffin commercial projects. Planning and Zoning members,questioned the sidewalks, , ' size of the building, and landscaping shown on the 2006 site plan. Ed Johnson, Tiffin Building Official, will be contacted regarding these questions. Old Business: ` None Motion made by Jim Schmidt and seconded by Shawna Colvin for adjournment at 6:52pm.
