APPROVING SPECIAL EXCEPTION APPLICATION #SE-98-02
CARDINAL INDUSTRIAL PARK, LOT 2, BY PAUL KRAUSS
WHEREAS, Paul Krauss for Craftsman Autobody of Leesburg has requested special
exception approval to expand a vehicle maintenance/auto body facility on Lot 2, in the
Cardinal Industrial Park; and
WHEREAS, the property is located in the B-3 Community Retail/Commercial Zoning
District; and
WHEREAS, vehicle maintenance/auto body facilities are a special exception use in
the B-3 zoning district; and
WHEREAS, on April 2, 1998 the Planning Commission recommended conditional
approval of special exception application #SE-98-02 Cardinal Industrial Park, Lot 2; and
WHEREAS, on April 28, 1998, the Town Council held a public hearing on this
application; and
WHEREAS, the proposed use meets the review criteria of the zoning ordinance.
THEREFORE ORDAINED by the Council of the Town of Leesburg in Virginia as
follows:
SECTION I. Special exception application #SE-98-02 Cardinal Industrial Park, Lot 2
by Paul Krauss identified as Tax Map 48 ((3)) Parcel 2 as shown on the Special Exception
Plan prepared by Bowers & Associates dated February 1998, last revised March 17, 1998 is
hereby approved subject to the following conditions:

Landscaping and screening are provided in accordance with town
requirements.
Exterior alterations or construction require review and approval of the Board
of Architectural Review in accordance with the H-2 Historic Corridor Design
Guidelines.
SECTION II. Approval of the special exception concept plan does not authorize
modifications to any requirements of the Design and Construction Standards Manual,
Subdivision and Land Development Regulations or Zoning Ordinance except as specifically
set forth in this ordinance.
SECTION III. This ordinance shall be in effect upon its passage.
