(2) The design of the addition or rehabilitated portion shall match the design of the rest of the existing structure as closely as possible, unless the overall design of the entire structure is to be changed. (3) The design of the addition shall represent a logical extension of the existing structure in terms of location, form, mass, design and use of elements. We have reviewed the construction project proposed for the property at 2730 Avenue Au Soleil, directly across the street from our house, and have significant reservations about the current proposal, especially in view of the Gulf Stream Land Development Regulations and Design Manual. The proposed three story detached garage and studio remain, we understand, within the permitted floor area allowed for the lot size. The height, however, of the proposed three story building, towering over neighboring one or rarely two story residence structures, appears incongruous. And the balcony overlooking the neighboring pool and yard seems entirely inappropriate, as does the garage opening. No screening landscaping can obscure this disparity and impact on privacy. A major component of the extra height is clearly the result of the attic and roof configuration above the studio ceiling. This could easily be reduced by incorporating the allowed second floor studio floor area, above the garage into the attic / roof configuration, eliminating the balcony setback. The "Polynesian" roof style can incorporate window structures to provide headroom over the allowable floor area in the studio. We greatly appreciate your consideration of our concerns and comments, as well as those of others, in assuring everyone continues to enjoy the appearance, ambience and privacy of our homes.
