AN ORDINANCE: AMENDINO ZONING ORDINANCE SECTION 4-F MC DISTRICT
ELDERLY HOUSING TO REQUIRE SPECIAL EXCEPTION
APPROVAL FOR ELDERLY HOUSING WITH A MAXIMUM
DENSITY LIMITATION
WHEREAS, it is the intent and desire of Council to promote and enhance housing
opportunities for the elderly in the Town of Leesburg; and
WHEREAS, the Medical-Hospital Center Zoning District permits elderly housing as a by
right use without performance criteria regarding open space, recreation activities, or density; and
WHEREAS, amending the district regulation regarding elderly housing will allow elderly
housing in the MC District to be developed more efficiently in accordance with the goals of the
Town Plan; and
WHEREAS, the public necessity, convenience, general welfare and good zoning practice
require the proposed amendments.
THEREFORE, RESOLVED by the Council of the Town Leesburg in Virginia as follows:
SECTION I. The following' text amendments to Section 4F .of the Leesburg Zoning
Ordinance are hereby initiated and referred to the Planning Commission for recommendation:

AMENDMENTS TO THE TOWN OF LEESBURG ZONING ORDINANCE REGARDING
MC DISTRICT ELDERLY HOUSING
SECTION II.. All prior ordinances in conflict herewith are hereby repealed.
SECTION m.. Severability. If any provision of this ordinance is declared invalid by a
court of competent jurisdiction the decision shall not affect the validity of the ordinance as a whole
or any remaining provisions of the zoning ordinance.
SECTION IV. This ordinance shall be in effect upon its passage.
