AMENDING ZONING ORDINANCE SECTION 4C TO MODIFY THE
MINIMUM DISTRICT SIZE IN THE B-3 DISTRICT
WHEREAS, regulations in the B-3 Community Retail/Commercial zoning district require
a minimum district size of five (5) acres; and
WHEREAS, there are areas within the town limits that are intended to be rezoned to the B-
3 zoning district in the future, which, due to surrounding nonconforming development, cannot
achieve the required minimum district size at this time; and
WHEREAS, amending the minimum district size regulation will promote more efficient
infill and redevelopment pattems in remaining vacant areas of the town intended for Community
Commercial development; and
WHEREAS, the planning director and zoning administrator recommend adoption of these
amendments; and
WHEREAS, the public necessity, convenience, general welfare and good zoning practice
support the proposed initiation request.
THEREFORE, ORDAINED by the Council of the Town Leesburg in Virginia as follows:
SECTION I. The Leesburg Zoning Ordinance is hereby amended as follows:
Section 4C - B-3 COMMUNITY RETAIL/COMMERCIAL ZONING DISTRICT
Section 4C-4. MINIMIIM 'DISTRICT SIZE

SECTION 1I. All prior ordinances in conflict herewith are hereby repealed.
SECTION 11I. Severability. If any provision of this ordinance is declared invalid by a court
of competent jurisdiction, the decision shall not affect the validity of the ordinance as a whole or
any remaining provisions of the zoning ordinance.
SECTION IV. This ordinance shall be in effect upon its passage.
