AN ORDINANCE: APPROVING TLZM-2004-0007 CORNERSTONE CHAPEL
PROFFER AMENDMENT TO REDUCE A 25-FOOT SIDE AND REAR
SETBACK TO 20 FEET IN ORDER TO PERMIT AN ADDITION OF 3,600
SQUARE FEET OF CLASSROOM SP ACE TO AN EXISTING BUILDING.
WHEREAS, Cornerstone Chapel has submitted an application for proffer amendment to
Proffer #10 ofrezoning #ZM-58 Richlynn Development Inc.; and
WHEREAS, the applicant proposes to reduce a 25 foot side and rear setback to 20 feet in
order to permit a building addition of3,600 square feet of c1assroom space to an existing
building; and
WHEREAS, on July 7,2005, the Planning Commission recommended approval of this
application; and
WHEREAS, on August 9, 2005 the Town Council heId a public hearing on this
application; and
WHEREAS, the rezoning and proffer amendment is in compliance with the 1997 Town
Plan; and
WHEREAS, the proposed rezoning and proffer amendment is in the interest ofpublic
health, safety, general welfare and good zoning practice.
THEREFORE, RESOL VED by the Council of the Town of Leesburg in Virginia that the
proffer amendment application #TLZM-2004-0007 Cornerstone Chapel is hereby approved with
the following proffers:

REZONING AND PROFFER AMENDMENT TO REDUCE A 25-FOOT SIDE
AND REAR SETBACK TO 20 FEET IN ORDER TO PERMIT AN ADDITION OF
3,600 SQUARE FEET OF CLASSROOM SP ACE TO AN EXISTING BUILDING.
Twentv foot (20') side and rear building setbacks shall be maintained on each lot as set
forth in Section 6.7.3 of the Town ofLeesburg Zoning Ordinanee on Parcel C. further
identified as Parcel Identification Number 191-35-4047. and no other parceL
Preamble
These proffers are filed in accordance with Section 15.2-2298 of the Code ofVirginia, as
amended, and Section 3.3.16 of the Zoning Ordinanee of Leesburg, Loudoun County, Virginia.
The Applicant warrants that all ofthe owners of the Property have signed this Proffer
Statement, that they have full authority to bind the Property to these conditions, and that they
have voluntarily subjected the Property to these amended proffer conditions.
