Planning and Zoning Commission Minutes
Wednesday, February 1, 2012 Springmier Community Library
The City of Tiffin Planning and Zoning Commission met in regular session on Wednesday, February 1,
2012 at the Springmier Community Library:
Kate Fitzgereld'called the meeting to order at 6:32 pin. Roll call: Kate Fitzgerald, Stephanie Surine,
Melvin Reeve, Shawna Colvin. Jim Schmidt.' Also present: Mayor Steve Berner and Royce Phillips and
Travis Weipert.
Motion Surine second Reeve to approve agenda. Carried unanimously.
Motion Surine second Reeve to approve minutes of December 7, 2011 with edit to additional present.
Carried unanimously.
Unfinished Business
The commission`continued reviewing'the subdivision ordinances. Section 4 was discussed.
New Business
Timber Ridge lot 48 discussion.
The lot is currently zoned as R-2 and Is 3.48 Acres. City listed it for sale as R-2. Can only have one •
building and one entrance in an R-2 zone. Can only have one entrance to lot from Oakdale Blvd..
Suggestion from Mayor Steve Berner to change the zoning to a PAD. The neighbors have previously
requested'park land. If zone is PAD the City retains design standards approval with the PAD.-Currently
listed at$160,000 for 1.7 acres. If zoned PAD it could'be used as R-1; R-2, 4-plex,8-plex, 12-plex or
.PAD.
The city is trying to recoup some expenses and as such wants to sell for as much as possible: Currently
an additional lot for sale(lot 31) is also under consideration as a location for water tower.
Motion by Schmidt that we recommend to city council to consult with the engineer to incorporate Timber
Ridge`outlot C as a part of lot 48. If that can happen then the commission recommends that the council
starts the process of a rezoning lot 48 to a PAD. Reeve second. Surrine suggested an amendment that
' storm water retention be protected. Schmidt accepted amendment as friendly amendment. Commission
voted unanimously in favor.
