Estimated Cost of Implementation Attachments in Addition to Proposed Ordinance 1 The Town of Leesburg, Virginia PRESENTED September 12. 2006 ORDINANCE NO. 2006-0-39 ADOPTED October II. 2006 AN ORDINANCE: AMENDING AND REORDAINING SUBSECTION 6.6.1 (DESCRIPTION) OF SECTION 6.6 (B-4, MIXED-USE BUSINESS DISTRICT) OF ARTICLE 6 (NONRESIDENTIAL DISTRICTS) OF THE ZONING ORDINANCE OF THE TOWN OF LEES BURG, VIRGINIA, 2003, AS AMENDED. The Town Council of Leesburg, Virginia, ordains: SECTION I. That Subsection 6.6.1 (DESCRIPTION) of Section 6.6 (B-4, MIXED-USE BUSINESS DISTRICT) of Article 6 (NONRESIDENTIAL DISTRICTS) of the Zoning Ordinance of the Town of Leesburg, Virginia, 2003, as amended be and the same is hereby amended and reordained to read as follows: 6.6.1 Description The B-4, Mixed-Use Business District is established to implemeflt the "Busiaess II" polieies of the To\\'fl Plan. It is primarily intended to accommodate a bread range of uses, including office, low intensity fl'laJH:1faeturing, 10';/ intensity '.varehousing and residential uses and retail sales uses that serve a regional trade area. Secondary uses intended to serve employees and occupants of permitted office and employment uses (e.g., conference facilities, hotels and ancillary retail uses) may also be allowed. The district is generally appropriate for the optional use for Regional Office applieation in areas as designated in the Town Plan f{)r "Business II (Mixed)" deyelopment. 2 AN ORDINANCE: AMENDING AND REORDAINING SUBSECTION 6.6.1 (DESCRIPTION) OF SECTION 6.6 (B-4, MIXED-USE BUSINESS DISTRICT) OF ARTICLE 6 (NONRESIDENTIAL DISTRICTS) OF THE ZONING ORDINANCE OF THE TOWN OF LEESBURG, VIRGINIA, 2003, AS AMENDED. SECTION II. This Ordinance shall become effective upon the date and at the time of its final passage. SECTION III. If any provision of this Ordinance is declared invalid, the decision shall not affect the validity of the ordinance as a whole or any remaining provisions of the Ordinance.
