Mr. Peirce moved to accept the withdrawal of the application, and the motion was seconded by Mr. Savignano. The Board voted unanimously in favor. 7:25 PM Public Hearing — Application for Special Permit 156 Pond Street - Karlin Members Sitting: Mr. Hyman, Mr. Peirce, Mr. Savignano, Ms. Shaw Mr. Hyman noted that a unanimous vote of the 4 members present is required to grant the Special Permit, and asked Bruce Karlin, Applicant, if he would like to proceed this evening or continue the hearing until a full Board is present. Dr. Karlin stated he would like to proceed. Dr. Karlin stated that he would like to add a porch and code -compliant access to the existing house, which was built in 1720. He noted that Pond Street was built after the house, and the house is very close to the road. He noted that both the main house (to which the addition would be constructed) and the back house are within the street line setback area. He stated that the addition would be set back 7 feet 8 inches from the front property line. The Board discussed the location of the existing house and the proposed addition. Mr. Shepard stated that an MGL c.40A Sec. 6 finding is the appropriate relief needed in this case. Mr. Hyman asked if there were any public comments and there were none. Mr. Peirce moved to close the public hearing, and the motion was seconded by Ms. Shaw. The Board voted unanimously in favor. After discussion and deliberation, Mr. Peirce moved to find that construction of the addition consisting of a porch and easier access to the house is not substantially more detrimental to the neighborhood than the existing nonconformity, the new addition will be set back farther than the existing house, and to grant the special permit with the condition that the addition be constructed consistent with the plans filed with the Board. Ms. Shaw seconded the motion and the Board voted unanimously in favor.
