The Planning Board will hold a public hearing on October 24, 2016. The project is for a one story 10,250 SF building at the rear of the existing building at 45 South Street. CrossFit is proposing to move from 25 South Street to this location. The building has an industrial warehouse feel but will not be seen from South Street. Elevations are enclosed. There is also a landscaping plan enclosed. There was no signage proposed as part of this package. 2. Discussion of possible zoning changes ZAC will hold its public forum on Thursday October 20th. Enclosed is the notice. Ria is a member of ZAC and I’m sure would be happy to take back any suggestions you might have. The applicant in its cover letter refers to a Stormwater Management Permit being filed concurrently, however the bylaw does not apply to site plans. The property consists of 7.04 acres with 344.55 -feet of frontage along South Street and development of the new building will comply with all the underlying zoning setback and coverage provisions. The building is being constructed for Crossfit Resilience which is currently a tenant of the building owner Weston Partners Acquisition Group, LLC located at 25 South Street. The relocation from 25 South Street to 45 South Street would be expected to have little to no impact on the current peak traffic patterns and volume along South Street. Water & Sewer demand is projected to be approximately 750 gallons per day. Parking is being proposed at 73 spaces with 3 handicap accessible spaces. The building will not be visible to South Street and may have seasonal visibility to Route 495. There is a complementary landscape program and perimeter vegetation will be retained as part of the development project. As part of the Storm Water Management Plan construction best management practices and construction sequencing is outlined. Included are 11 full size copies of the Plans, a reduced Plan Set and permit filing fee traffic traffic generated by this use is ormwater Management Report for the seven EMC facilities located along South Street, Hopkinton, MA. TOWN OF HOPKINTON DESIGN REVIEW BOARD 18 MAIN STREET HOPKINTON, MA 01748 (508) 497-9755 Minutes of Meeting – September 20, 2016 The Hopkinton Design Review Board met in Room 211 at the Town Hall, 18 Main Street, Hopkinton, Massachusetts. At 7:30 pm., Jeff Doherty called the meeting to order. Present: Jeff Doherty, Jeanette Thomson, Ria McNamara, Sue-Ellen Stoddard, Shawn McGuiness, Amy Ritterbusch, David Paul and Jennifer Burke, Principal Planner 1 Lumber Street Second Floor Signage Kathi Sherry, REC Hopkinton was present to discuss second floor signage with the Board. The Board had concerns about the space above the windows for signage. Ms. Sherry presented and overall plan showing sign locations on the first and second. She described the process that tenants go through. Ms. McNamara expressed concern about office signage vs. retail signage. Ms. Sherry stated that certain tenants require signage. She noted medical, physical therapy, dentist, etc. Mr. Paul stated he is opposed to second floor signage. Ms. Stoddard agreed. The Board suggested asking ZAC to review the by-law. 1 Lumber Street, Ste 106 – Sign Review – Zen Nail Spa Kathi Sherry, REC Hopkinton was present. They are proposing a wall sign. The sign meets the dimensional requirements. The sign will be halo lit and mounted on a raceway. Ms. McNamara asked for the letter to be reduced to include more white space. Ms. Sherry stated that she feels there will be more white space with the size of the trim. The Board had no issues with the sign but recommended additional white space around the letters. 91 Grove Street – Sign Review – International Consulting Services Group, Inc. Paula Gai, International Consulting Services Group Inc was present. They are proposing to replace the existing sign with a new sign with the new logo. The dimensional requirements will be met and the sign will be externally lit with existing lights. The Board had no issues with this sign. West Main Street Median – Sign Review – Gateway Green Committee Scott Richardson, Peter Mezzitt and Fin Perry, Hopkinton Chamber of Commerce, were present. They are nine signs in total to support the Gateway Green project. One sign at either end identifying the project and seven smaller signs in between listing the corporate sponsors. Ms. Thomson asked what the distance between the signs. She was told about 90-100 feet. Mr. Mezzitt indicated he would like to lower the sponsor signs to 3-3 ½ feet. There is no lighting. 2 There was a discussion about advertising. The Board suggested adding the work sponsor to the company signs. It was suggested that the signs be moved closer to the center of the median. The signs will be green with white lettering. Ms. McNamara expressed concern for the number of signs proposed and felt that it would take away from the landscape improvements. The Board had several recommendations to the Board of Selectmen. The recommend that the heights be reduced to 4 feet and 8 feet with the word sponsor added to the small signs; that the signs be moved as close to the center of the median as possible and that the applicant return to the Board of Selectman in 5 years for re approval.
